When people ask for the top-rated insurance agency on the Seacoast, they usually mean something specific: an agency their neighbors in Rye, Exeter or Dover have already trusted with a real house, a real closing date and a real storm. Ratings are a shortcut to that answer. This page explains what our ratings are built on, where on the Seacoast that experience comes from, and how it carries over to the coastal questions that matter here.
Portsmouth Atlantic Insurance is an independent, family-owned agency founded in 2005 and based at 601 Islington St in Portsmouth. We have 1,000+ Google reviews and over 2,000 testimonials, and we are New Hampshire’s highest-rated agency on Google. We hold an A+ rating from the Better Business Bureau. Our team of 15 compares coverage from 40+ carriers, we are licensed in 10 states, and we don’t charge any fees.
What “top rated” should mean on the Seacoast
A high star average is easy to find. What matters is volume over time, gathered from people whose situations look like yours. Our NH listing alone carries 592 Google reviews, collected across nearly two decades of Seacoast households: oceanfront owners on Route 1A, families buying their first place in Dover, people closing on new construction in Stratham, and landlords with a unit near the UNH campus in Durham.
That spread is the point. One glowing review tells you about one good day. Hundreds of reviews across different towns, house types and timelines tell you how an agency behaves when the file is complicated, the closing is Friday and the lender still wants a flood answer.
If you want the raw comparison of agencies inside the city limits, our Portsmouth agency review-count study lays out the numbers and the method. This page looks at the wider region instead.
What Seacoast clients tend to mention
We read our reviews closely, because they show what is working. Without quoting anyone, four themes come up again and again:
- Speed. Clients often say quotes and documents arrived faster than they expected, especially when a closing or a renewal deadline was close.
- Savings found by shopping. Many describe us comparing several carriers and finding a better fit than the policy they had. Results depend on the home, the driver and the carrier, so we never promise a number.
- Help with a new home. Buyers mention being walked through binders, mortgagee clauses, flood questions and the paperwork their lender needs.
- Responsiveness. People notice when calls and emails get a reply the same day, and when follow-up comes before they have to chase it.
You can read the reviews yourself on our reviews page.
Town by town: what the Seacoast asks of an agency
The Seacoast is small on a map and wide in risk. Here is how the questions change as you move through the towns we write every week.
Portsmouth
Historic South End homes, downtown condos and newer neighborhoods off Route 1 all sit within a few miles. In the January 2024 storms, the Piscataqua pushed roughly 30 inches of water into the lowest point of Prescott Park, and streets near Marcy and Ceres flooded. Older homes also raise rebuild-cost questions. See Portsmouth homeowners insurance and landlord insurance in Portsmouth.
Rye and New Castle
These are some of the most exposed and most valuable homes in the state. In January 2024, seawalls along Ocean Boulevard in Rye were washed out and Route 1A closed in sections; the Coast Guard station in New Castle was damaged. Homes here often need high-value carriers, careful wind deductible review and a flood plan. Chubb and Cincinnati write homes at any dwelling limit, and Openly writes homes up to $5 million. See Rye homeowners insurance and New Castle high-value home insurance.
Hampton and North Hampton
Record-setting tides flooded Hampton on January 13, 2024, and more than 20 people were evacuated from homes at Hampton Beach. Beach cottages, year-round homes and seasonal rentals each need a different setup. See Hampton homeowners insurance, flood insurance in Hampton and North Hampton high-value home insurance.
Exeter, Stratham and Greenland
Inland from the beaches, the questions shift to river and marsh edges along the Squamscott and Great Bay, older colonials in Exeter and new subdivisions in Stratham and Greenland. New construction brings its own checklist: a builder’s timeline, a closing date and a dwelling limit based on replacement cost rather than purchase price. See Exeter homeowners insurance, Stratham and Greenland.
Newington, Dover and Durham
Newington mixes Great Bay frontage with larger lots. Dover is where many first-time buyers land, so starter homes, condos and bundling auto come up often. Durham adds rentals near the university and owners who are landlords for the first time. See Newington, Dover and Durham.

Nor’easters, wind and water: why ratings get earned in winter
Most Seacoast storm damage doesn’t come from hurricanes. It comes from Nor’easters, when strong onshore wind lines up with a high astronomical tide. That is what happened in January 2024, when two storms three days apart flooded Hampton, Rye, North Hampton, New Castle and parts of Portsmouth.
Three things matter for a homeowner here:
- Flood is a separate policy. Standard homeowners policies do not cover flood. FEMA’s flood maps show which homes are in a Special Flood Hazard Area, and lenders require flood coverage for those homes when the mortgage is federally backed. You can look up your address on the FEMA Flood Map Service Center.
- Timing matters. A new NFIP policy usually has a 30-day waiting period. The main exception is a policy bought in connection with a mortgage closing. Waiting for a storm warning is too late.
- Wind deductibles vary. Some coastal policies carry a separate wind or named-storm deductible. We show you where it is on the declarations page so it isn’t a surprise.
New NFIP flood policies go through Selective. For private flood, we can compare options such as Neptune Flood, Beyond Floods, The Flood Insurance Agency, CatCoverage and Aon Edge. More detail is on our Seacoast flood insurance page and our coastal home insurance guide.
From luxury coastal homes to starter homes
A top-rated agency on the Seacoast has to be good at both ends of the market.
Luxury and coastal homes. Oceanfront and harbor homes in Rye, New Castle and North Hampton often need high-value carriers, replacement-cost limits that match custom construction, and coverage for art, jewelry and other valuables. Umbrella liability usually belongs in the conversation. See high-value home insurance in New Hampshire.
Starter homes and condos. In Dover, Durham and parts of Portsmouth, buyers often want a clear explanation of deductibles, what the condo master policy covers and how home and auto fit together. We explain it in plain language.
New construction. In Stratham, Greenland and Exeter, new builds can move fast at the end. We help you set a dwelling limit, coordinate the binder with your lender and keep the closing on track.
Rentals and seasonal homes. Summer places near Hampton Beach, year-round rentals in Portsmouth and student rentals in Durham each need the right policy form. Vacancy, short-term rental use and winter shutoff can all affect coverage. See second home insurance.
