SEACOAST HOMEOWNERS
Why Seacoast homeowners work with a local independent agent
A house on Little Harbor and a ranch in Exeter don’t need the same policy. Coastal wind, flood zones, older construction and rebuild costs on the Seacoast all change which carriers fit and how a policy is written. As an independent agency, we can show you options side by side and explain the differences in plain language.
Coastal storm know-how

LOCAL KNOWLEDGE
Seacoast towns we insure
Portsmouth
Historic South End and downtown homes, tidal exposure along the Piscataqua and the Mill Ponds, and condos and new builds around Pease. Older homes often need careful rebuild-cost estimates and updated wiring and heating details. See flood insurance in Portsmouth.
Rye and New Castle
Oceanfront and island homes with direct wind and wave exposure, many in high-risk flood zones. These homes often call for high-value carriers, wind deductibles you understand in advance, and a flood plan. See homeowners insurance in Rye, high-value homes in Rye and high-value homes in New Castle.
Hampton and North Hampton
Beach cottages, year-round homes near Hampton Beach and the marsh, and seasonal or rental properties. Flood zones and occupancy (primary, second home or rental) shape the options. See homeowners insurance in Hampton.
Exeter and inland Seacoast towns
Farmhouses, colonials and newer neighborhoods along the Squamscott and Exeter rivers, where river flooding, ice dams and winter damage are the main concerns. See homeowners insurance in Exeter.
STORM SEASON
Coastal storms: wind, Nor’easters and flood
Most Seacoast storm damage is a Nor’easter, not a hurricane: hours of wind, heavy wet snow, ice dams and coastal flooding at high tide. Wind and falling-tree damage generally fall under homeowners coverage. Storm surge and rising water don’t. Many coastal policies also carry a separate wind or named-storm deductible, often a percentage of your dwelling limit. We’ll show you where each one applies before you choose.
Wind and named storms
Check whether your policy has a percentage wind or hurricane deductible.
Nor’easters and winter
Ice dams, frozen pipes and snow load are common Seacoast claims.
Flood and storm surge
Needs a separate NFIP or private flood policy, usually with a 30-day wait.

YOUR HOME
Coverage for every kind of Seacoast home
Coastal and waterfront homes
We look at distance to the water, roof age and shape, shutters or impact windows, and flood zone, then compare carriers that write coastal homes.
High-value and historic homes
Custom and historic homes need a rebuild-cost estimate, not a market-value guess. We compare high-value carriers for extended or Guaranteed Replacement Cost options, scheduled valuables and an umbrella. See high-value home insurance in Portsmouth and our home replacement cost estimator.
New buyers and first-time homeowners
Closing dates move fast. Start once your offer is accepted, and bring the roof age, heating type and any elevation certificate. We’ll line up homeowners and, if needed, flood options before your lender asks.
Condos, second homes and rentals
Condo unit-owner (HO-6) policies, seasonal homes in Hampton and Rye, and rentals each need the right form and occupancy. Tell us how the home is used and we’ll match the policy to it.

QUESTIONS
Seacoast homeowners insurance FAQs
Does homeowners insurance cover flooding on the Seacoast?
No. A standard homeowners policy excludes flood from rising water, including storm surge, tidal flooding and a river or creek over its banks. Wind-driven rain through a damaged roof is usually a homeowners claim, but water that comes in at ground level is a flood claim. Flood coverage is a separate policy, either through the National Flood Insurance Program (NFIP) or a private flood carrier, and NFIP policies usually have a 30-day waiting period before they take effect.
How do wind and hurricane deductibles work for coastal NH homes?
Many policies on homes near the water carry a separate wind, named-storm or hurricane deductible. It is often a percentage of your dwelling coverage, such as 1%, 2% or 5%, instead of a flat dollar amount, so on a home insured for $800,000 a 2% deductible is $16,000. The policy defines when it applies. Check your declarations page, and ask us to show you how the deductible on each quote compares.
Are Nor’easter losses covered by homeowners insurance?
Damage from wind, falling trees, ice dams and the weight of snow is generally covered, subject to your deductible and policy terms. Storm surge and coastal flooding from a Nor’easter are flood losses and need a flood policy. Some policies also apply the wind deductible to a named storm only, so a Nor’easter may fall under your regular deductible. Read the wording, or ask us to walk through it with you.
What should owners of coastal and high-value homes in Rye, New Castle and Portsmouth look for?
Make sure the dwelling limit reflects today’s rebuild cost for custom and historic construction, not market value. Look for extended or Guaranteed Replacement Cost options, high limits on jewelry, art and collections, water backup coverage, and an umbrella policy. High-value carriers often offer broader coverage and more claim-service options. We compare options across 40+ carriers for homes like these.
I’m buying a home on the Seacoast. When should I start on insurance?
Start as soon as your offer is accepted. Your lender will want proof of homeowners coverage before closing, and if the home is in a flood zone the lender will require flood insurance too. Ask the seller for the age of the roof, heating system and electrical, any elevation certificate and past claims. That helps us quote accurately and avoid surprises before closing day.
What is an elevation certificate, and how do flood zones affect my home?
FEMA flood maps place every address in a zone. AE and VE zones along the Piscataqua, Little Harbor, Rye and Hampton beaches are high-risk areas, and VE adds wave action. An elevation certificate, prepared by a licensed surveyor or engineer, records how high your lowest floor sits compared with the base flood elevation. It can change how a flood policy is rated, and it helps when you compare NFIP and private flood options. Check your address on our flood zone check page.
