- Exeter homes range from historic downtown stock near Front Street and the Squamscott River to new construction and starter homes on the edge of town.
- New builds need accurate rebuild cost, a clear builder’s-risk handoff and a binder timed to closing—not a policy sized to the purchase price alone.
- Older and historic homes often need ordinance or law coverage and a careful look at roof, wiring, plumbing and heat updates.
- Homeowners does not cover flood. We place NFIP new business through Selective (WYO) and compare private flood when limits or terms call for it.
- We compare 40+ carriers with no fees of any kind from our Portsmouth office.
Exeter sits about 15 minutes inland from our Portsmouth office. Its homes range from 18th- and 19th-century houses near the Squamscott River and Front Street to newer subdivisions and townhome communities on the edges of town. Many buyers moving here are getting their first home, some are buying new construction, and others are downsizing into something they can maintain more easily. We help Exeter homeowners compare coverage from more than 40 carriers, with no fees of any kind.
Portsmouth Atlantic Insurance is a family-owned independent agency founded in 2005. Exeter homes: historic downtown, new neighborhoods and starter homes
Exeter is not a beachfront town, so the insurance questions focus on age, construction and water, not storm surge. Two houses with the same price can insure very differently. A 1790 colonial with plaster walls and old wiring and a 2024 build with modern systems are not underwritten the same way. Most Exeter homes come in well under $2 million in rebuild cost, which means almost all of our carriers are available, including Cincinnati for standard homes. That gives you choice on coverage form, deductibles and add-ons.
Hanover and Andover often fit higher-value Exeter homes up to about $2–3 million Coverage A. Over about $3 million we prefer to lead with Cincinnati (and can include Chubb when it fits). Openly and National General can fit homes up to about $5 million. Above about $5 million, we position Cincinnati and Chubb. Whatever the size, we build the dwelling limit around the cost to rebuild, not the market value.
Buying new construction in Exeter
New homes are often attractive to carriers: new roofs, updated electrical and plumbing, and modern code. When you buy new construction, plan for:
- Timing. Your lender needs a binder before closing. If you are building, the builder may carry builder’s risk until you take ownership. Ask about the handoff date early.
- Accurate rebuild cost. Do not insure to the purchase price alone. Insure to what it would cost to rebuild, including finishes and upgrades.
- Builder warranties vs. insurance. A builder’s warranty covers defects. Homeowners insurance covers sudden losses like fire, wind and burst pipes.
- Townhome and condo associations. In newer Exeter communities, check whether the association master policy covers the walls-in or only the structure. That decides whether you need HO-6 or HO-3 coverage.
Clients often tell us that help with the new-home process, especially getting binders to lenders on time, is one of the things they value most. For more detail, see our post on homeowners insurance for new construction homes.
First homes and condos
If this is your first home, you will hear new terms: dwelling coverage, loss of use, liability, deductible and replacement cost. We walk through each one and show you how the choices change your coverage. We also check discounts that may apply, like bundling with auto, protective devices or a newer roof, without promising a specific savings figure.
Condo and townhome buyers should start with the association master policy. Some master policies cover only the shell; others cover more of the interior. Your HO-6 fills the gap. Our New Hampshire condominium insurance guide explains how that split works. First-time buyers can also read our 13 tips for first-time home buyers.
Older and historic homes near downtown
Older homes in Exeter’s historic downtown can carry extra rebuild costs: custom millwork, slate roofs, plaster and code upgrades after a loss. Ask about:
- Ordinance or law coverage, which helps with the cost of bringing a damaged home up to current code.
- Replacement cost vs. functional replacement, since some carriers settle older homes differently.
- Updates to the roof, wiring, plumbing and heat. These affect which carriers will quote and how they price the risk.
- Loss of use limits, because matching materials and code work can stretch repair timelines on older houses.
A Front Street colonial and a new subdivision cape are not interchangeable risks. We size Coverage A and endorsements to the house you actually own, not to a generic Exeter average.
Rivers, winter storms and water damage
The Squamscott and Exeter rivers and local brooks bring some flood risk to low-lying areas. Homeowners insurance does not cover flood. We can check your FEMA flood zone and quote NFIP coverage—new business through Selective, a Write Your Own (WYO) carrier—or private flood from Flow Flood, Neptune Flood, Beyond Floods, The Flood Insurance Agency, CatCoverage and Aon Edge. Selective is our NFIP partner; it is not a private flood carrier. See our flood insurance overview for how NFIP and private flood compare.
Winter is the bigger everyday risk for many Exeter addresses: frozen pipes, ice dams and Nor’easter wind. Water backup coverage for basements and sump pumps is a common add-on we recommend reviewing. If you are buying near the rivers, get the flood conversation started alongside the homeowners quote so both binders line up for closing.
Bundle questions come up often for Exeter buyers. Many people want to look at auto alongside homeowners so liability limits and discounts can be reviewed together. We can do that without locking you into one company’s package. Because we are independent, we compare how each carrier treats the home and the cars, then show you where bundling helps and where separate carriers make more sense. Personal umbrella coverage often sits on top of both.
Claims support matters after the policy is in force. If a pipe bursts in a January freeze, or a Nor’easter takes down a tree onto a detached garage, we help clients report the claim and follow up until it is resolved. That is part of how a family-owned independent agency works: the relationship does not end when the binder goes out.
Why Exeter homeowners use an independent agency
We are not tied to one company. We compare 40+ carriers, explain the trade-offs and stay with you after the sale for claims, changes and renewals. We do not charge fees of any kind. We are the most-reviewed independent insurance agency in New Hampshire, and across our two offices we’ve earned 1,000+ Google reviews and over 2,000 testimonials.
What that looks like in practice for Exeter: one intake for the address and occupancy, side-by-side carrier options, a plain-language review of deductibles and exclusions, and help getting the binder to your lender when you are buying or building. If you also need auto or umbrella, we can look at those at the same time so your liability limits stack correctly. See umbrella insurance for how a personal umbrella sits above home and auto.

Whether you are buying new construction, a first home or an older downtown property, the same core details help us shop 40+ carriers:
- Address, occupancy (owner-occupied, rental or vacant) and intended closing date if you are buying

- For condos or townhomes: the association master policy declarations or insurance section of the bylaws

We size dwelling coverage to rebuild cost, review ordinance or law needs on older stock, and line up flood when the address calls for it. Call (603) 431-4020 or use the form below. We work Exeter from our Portsmouth office by phone, email and online, and we stay available after the sale for endorsements, renewals and claims follow-up.
Exeter, Stratham and nearby Rockingham towns
Many of our Exeter clients also ask about coverage for nearby addresses in Stratham, Newfields, East Kingston and Brentwood. Housing stock and flood exposure change street by street, but the shopping process is the same: gather the house details once, compare carriers that fit the rebuild cost, and keep flood separate from homeowners. Our Exeter insurance agency page covers all lines for the area; this page stays focused on homeowners so buyers and owners can go deeper on dwelling, flood and occupancy questions.
If you are relocating from the Seacoast, keep in mind that Exeter’s inland location often means less named-storm pressure than Hampton Beach, but winter water and river flood still matter. If you are moving the other direction—from Exeter toward the coast—wind deductibles and flood maps become a larger part of the conversation. Either way, we compare the same 40+ carriers with no fees of any kind.

Frequently asked questions
When should I get homeowners insurance when buying in Exeter?
Once your offer is accepted. Lenders require a binder before closing, so start early in the purchase process.
Is new construction easier for carriers to write?
Newer systems and roofs can make a home more attractive to carriers, but the premium and terms still depend on many factors. We compare options for your specific home.
Does my condo association policy cover my unit?
It depends on the master policy. Some cover only the shell, and others cover more. We read it with you and match HO-6 coverage to it.
Do I need flood insurance in Exeter?
Your lender may require it if the home is in a FEMA high-risk zone. Homes near the rivers may still want flood coverage even when it is optional. Homeowners insurance does not cover flood.
Do you charge fees?
No. We do not charge fees of any kind on any policy we write.
