Key takeaways
  • Portsmouth Atlantic Insurance is licensed in Maine and insures homes in York Harbor, York Beach, York Village and Cape Neddick from our nearby Portsmouth, NH office.
  • About a third of York’s housing units are seasonal homes, per Census data, so second-home details like vacancy and rentals matter here.
  • Homes near the coast face more windstorm exposure, and coastal policies may carry a percentage windstorm deductible.
  • Flood is excluded from homeowners policies. Check FEMA’s flood maps and consider NFIP or private flood for any home near the water.
  • Rebuild costs keep rising, so insure the cost to rebuild, not the sale price or tax assessment.

Looking for home insurance in York, Maine? Portsmouth Atlantic Insurance is licensed in Maine, among 10 states, and our Portsmouth office is a short drive from York, just over the Piscataqua River. We insure year-round homes, shingled summer cottages and second homes in York Harbor, York Beach, York Village and Cape Neddick. As an independent agency, we compare 30+ carriers instead of selling one company’s policy. That helps on the York coast, where the right carrier often depends on how close the house sits to the water and how many months a year it’s occupied.

Can a Portsmouth agency insure a home in York, Maine?

Yes. We hold a Maine license, and York is one of the closest towns to our Islington Street office. York is a short drive from Portsmouth. If you also own a home in New Hampshire or Massachusetts, we can insure it too. The Maine Bureau of Insurance runs a public licensee search if you’d like to confirm any agent’s license.

How many York homes are second homes?

A lot. In the Census Bureau’s 2019-2023 American Community Survey, about 32 percent of York’s 8,879 housing units were held for seasonal, recreational or occasional use. That puts York in the same range as Kennebunkport and well above Kittery, its neighbor at the mouth of the Piscataqua. Here’s how the coastal towns of York County compare.

Share of housing units held for seasonal, recreational or occasional use, York County coastal towns
Ogunquit65.5%
Wells43.9%
Kennebunkport32.7%
York32.4%
Old Orchard Beach24.1%
Kennebunk12.7%
Biddeford6.7%
Kittery5.5%
Saco4.5%

Source: U.S. Census Bureau, American Community Survey 2019-2023 5-year estimates, tables B25004 (vacancy status) and B25001 (housing units), from the ACS summary file. Our calculation: seasonal units divided by total housing units. Estimates for small towns have margins of error; York (32.4 percent) and Kennebunkport (32.7 percent) are effectively tied.

When roughly one house in three is a seasonal home, the questions a carrier asks about occupancy, winter vacancy and rentals come up on a big share of York policies.

What does living on the York coast change about home insurance?

Wind is the first thing. The Maine Bureau of Insurance lists proximity to the coast among the factors insurers use, since homes closer to the ocean have more windstorm exposure. Its consumer guide adds that policies in coastal areas may require a percentage deductible for windstorm. That percentage is figured on your dwelling limit, so on a larger home it can be a meaningful number. Read the declarations page and ask us to translate it.

York has seen what winter storms can do. FEMA declared a major disaster for the January 9 to 13, 2024 severe storms and flooding in Maine, and the Maine Emergency Management Agency lists York County among the counties included for public assistance. Nor’easters, blowing spray and coastal flooding are a normal part of planning coverage here.

Expert tip
“Inflation keeps moving the goalposts on what it costs to rebuild, and that’s especially true for shingled, custom-built homes near the water. A lot of York homes need much higher dwelling coverage than they carried even a few years ago. The good news is that carriers are expanding their appetite for higher-value homes, so owners have more good choices than they used to.”— Jon Merwin, Founder & CEO, Portsmouth Atlantic Insurance

Does homeowners insurance cover flooding in York?

No. Flood is excluded from homeowners policies, whether it comes from storm surge at Long Sands, a tidal river or heavy rain. Start by looking up your address on FEMA’s Flood Map Service Center and, for homes near the water, ask whether an elevation certificate exists. It can make a real difference in how a flood policy is rated.

We write NFIP policies and also quote private flood through Flow Flood, Neptune Flood, Beyond Floods, The Flood Insurance Agency, CatCoverage and Aon Edge where they’re available for the property. NFIP coverage generally starts 30 days after purchase, though FloodSmart notes exceptions, including a policy bought while making, increasing, extending or renewing a mortgage. If you’re buying in York, line up flood before closing. Our flood insurance page explains the options.

How should a York second home or summer rental be insured?

Second homes can be insured well, but the policy has to match how the house is really used. Our second and seasonal home insurance guide goes deeper. For York, we focus on:

  • Occupancy. Make sure the policy treats the house as a secondary or seasonal home if that’s what it is.
  • Winterizing. If you close the cottage in the fall, agree with us on whether it stays heated or gets drained, and who checks on it.
  • Rentals. Weekly summer rentals near York Beach are common. Tell us before you rent, because many homeowners policies limit coverage for regular rentals.
  • Liability. Guests, renters, docks and pools add exposure. An umbrella policy can sit over this home and your primary home if the underlying limits line up.

How much dwelling coverage does a York home need?

Insure the cost to rebuild. The Maine Bureau of Insurance is clear that coverage should be based on replacement cost, not market value, purchase price or tax assessment, and that inflation in building materials raises replacement cost even when market values fall. It also notes that extended replacement cost coverage may be available, adding a cushion above the policy limit if rebuilding costs more than expected.

For higher-value homes in York Harbor and along the Cape Neddick shore, we compare our six high-value home carriers: Chubb, Cincinnati, Hanover, Openly, National General and Andover. All six write in every state where we do business, including Maine, and we place Cincinnati in all 10 of our licensed states across nearly all personal lines. For homes up to $5 million, we place only with Cincinnati, Chubb, Openly and National General. For homes of $10 million and up, we use only Chubb and Cincinnati. We also look at scheduling jewelry, art and collections at agreed values. Our Maine homeowners and second-home insurance page covers statewide details.
