- Sherborn is a low-density Middlesex County town of estates, farms and horse properties on one-, two- and three-acre lots. Rebuild cost, barns and liability matter as much as the main house.
- Town and regional plans say every property relies on its own well and septic. A dry well or worn-out pump is generally maintenance, not a covered loss; sudden plumbing water damage usually is.
- Animals are not covered on a homeowners policy. Horses need separate equine coverage, and boarding or lessons for others often needs farm or equine liability plus care, custody or control limits.
- Default other-structures coverage is only a share of the dwelling limit and often falls short for a barn, indoor arena or carriage house. Schedule outbuildings at their real rebuild value.
- Farm Pond is a Great Pond in the Charles River basin, and parts of town sit in a floodplain overlay. Flood is a separate policy; we quote it alongside Chubb homeowners policies.
- Under about $2 million in rebuild cost, nearly all of our carriers can quote. Openly and National General reach about $5 million. Cincinnati and Chubb both write homes at any dwelling limit, so we quote both.
- We compare 40+ carriers, charge no fees and serve Sherborn from our Portsmouth, NH office. Call (603) 431-4020.
Drive into Sherborn and the open fields, stone walls and tree-lined roads still feel like a farming town, even though Boston is only about eighteen miles away. The draft Hazard Mitigation Plan update calls it a semi-rural community with active farms and orchards, no industrial districts, and residential zoning built around one-, two- and three-acre lots. Open space covers more than half the town. Houses range from early farmhouses near Town Center to country estates and newer custom homes set deep on acreage. Barns, paddocks, guest cottages and long private drives are common, and that combination is why Sherborn, MA home insurance has to be written property by property rather than from a suburban template.
Portsmouth Atlantic Insurance has been family-owned since it was founded in 2005. We are an independent agency licensed in 10 states, Massachusetts included, and with 1,000+ Google reviews and over 2,000 testimonials, we are New Hampshire’s highest-rated agency on Google. Sherborn homeowners work with us by phone and email from our Portsmouth, NH office; we compare 40+ carriers and there are no fees. Our Massachusetts homeowners insurance guide explains the statewide rules.
What makes a Sherborn estate different to underwrite?
Carriers still begin with dwelling rebuild cost, but on a Sherborn estate the rest of the lot can rival the house in complexity:
- Dwelling limit. Custom millwork, stone, timber and older framing all raise the cost to put the house back. The Massachusetts Division of Insurance says the limit should reflect rebuild cost, not what you paid, the assessment or the mortgage balance.
- Scheduled outbuildings. The automatic other-structures share of the dwelling limit rarely stretches far enough for a timber-frame barn, indoor riding ring, carriage house or pool house. We put a rebuild number on each one.
- Hardscape and fencing. Stone walls, paddock fencing, gates and irrigation are lightly covered on most forms. Tell us which features you would actually replace after a loss.
- Apparatus access. Insurers ask how far the fire station is and where water for firefighting comes from. A long wooded driveway, monitored fire alarms and a clearly marked house number all help the application.
Why do wells and septic dominate every Sherborn quote?
Unlike towns that mix public water with private wells, Sherborn is almost entirely on-site. The draft 2026 Hazard Mitigation Plan update says all properties have individual wells and septic systems and treats aquifer protection as a top priority. The Open Space and Recreation Plan confirms there is no town or private public water system and no central sewer. The Groundwater Protection Committee has mapped more than 1,500 private wells and septic or cesspool systems across town.
- Well yield. A well that runs low after a dry summer is a maintenance project, not an insured event.
- Pumps and tanks. Wear-out of a well pump is usually excluded. Some carriers sell equipment breakdown or service line endorsements that respond to sudden mechanical failure; we will show you which ones fit.
- Indoor water damage. A sudden failure of a pressure tank, supply line or fixture is generally covered under the homeowners form, subject to the deductible.
- Septic side. Age or overload failures are maintenance. Sewage that backs up into living space needs a water backup endorsement. See our guide to sewer and water backup coverage.
- Outages. When the power fails, the well, the sump and often the heat all stop together. A standby generator is one of the strongest protections a Sherborn owner can add before winter.
How should horse farms, barns and boarders be insured?
This is where Sherborn diverges most from a typical MetroWest suburb, and even from nearby Dover estates. The 2019 Master Plan describes food-producing farm businesses, additional farms that board and train horses, and many private lots with stables. Zoning by-laws allow commercial stabling of four or fewer horses by right in every district; larger boarding, riding academies, hire horses or breeding for sale need a special permit that sets the number of horses. Insurance has to follow that use:
- Animals stay off the homeowners form. The Division of Insurance is clear that animals are not covered under home insurance. Mortality and major medical for a valuable horse are separate equine policies.
- Personal horses vs. income use. Family mounts used only by the household often ride on the homeowners and umbrella liability, though carriers differ. Boarding others’ horses, teaching lessons for pay or breeding for sale is a business exposure that usually belongs on a farm or equine liability form.
- Care, custody or control. A boarder’s horse in your stall is not your animal. If it is injured or dies while in your barn, ordinary personal liability may not respond. Ask for care, custody or control (sometimes labeled bailee) limits sized to the horses you keep for others.
- Barn and arena limits. Underwriters look at wiring age, heaters, hay storage, arena construction and distance from the dwelling. The barn and indoor ring need their own scheduled rebuild numbers, not a leftover share of the dwelling limit.
- Gear and trailers. Tractors, manure spreaders, mowers and horse trailers often exceed the incidental limits on a homeowners policy. Larger items belong on a scheduled or farm equipment form.
Our Dover, MA home insurance page covers country estates and private wells with a shorter barn overview. Use this Sherborn page when the property has boarders, lessons, a commercial stable permit or an indoor arena that needs its own limit.
Does Farm Pond or the Charles River change what you buy?
Farm Pond is a kettle pond and a Great Pond under state law, with public fishing rights and a mostly forested watershed on the east side of town. Residence C around Farm Pond and along the Charles River uses a three-acre minimum lot. The Hazard Mitigation Plan places Sherborn in the Charles and Sudbury River watersheds and flags local flooding along Sewall Brook, Farm Pond and other brooks and ponds. A Flood Plain Overlay District tracks FEMA-mapped flood areas.
Flood is never inside the homeowners policy. Review it for addresses near Farm Pond, the Charles River, Sewall Brook or wetlands, and expect a lender to require it in a mapped high-risk zone. We place flood quotes next to Chubb homeowners policies and can compare National Flood Insurance Program and private flood options on higher-value homes. More detail is on our flood insurance page. Water that comes up through drains is a different gap; that is the water backup endorsement, not flood.
Which carriers fit Sherborn homes at different rebuild values?
Rural fire access, barns and horse exposures make carrier choice more important than in a dense suburb. For rebuild costs under about $2 million, nearly all of the 40+ companies we represent are available. Openly, which we are appointed with in Massachusetts, and National General can work up to about $5 million. Cincinnati and Chubb both write homes at any dwelling limit, so we quote both. In Massachusetts, we place Chubb on high-value homes. Our Chubb insurance review and Cincinnati Insurance review share how we use each from the agency side.
Appetite for barns, arenas and equine liability differs by company, so we match the form to the property and the protective devices you already have. If a claim occurs, we stay involved until it is resolved. Owners who also keep a coastal house can read our coastal Massachusetts high-value home insurance guide for wind and flood issues there.
What else belongs on a Sherborn household’s checklist?
- Umbrella liability. Riders, trail crossings, pools, ponds, household employees and teen drivers on dark rural roads stack up quickly. An umbrella policy extends limits above home and auto.
- Scheduled valuables. Art, jewelry, wine and collections outgrow the small built-in sublimits. Scheduling gives them their own coverage; the Division of Insurance notes scheduled items typically have no deductible.
- Winter storms and trees. Tree-lined streets are part of Sherborn’s character and also a storm exposure. Ice dam and snow-weight damage is generally covered for the damaged area; wear and tear is not. See our article on snow and ice damage insurance.
- Pre-1940 homes. The Hazard Mitigation Plan notes that about one in five homes were built before 1940. Replacement cost, ordinance or law coverage and solid loss-of-use limits support a rebuild that must match older materials. More in our historic home insurance guide.
- Oil heat leak. Many rural houses still heat with oil. Massachusetts insurers must offer oil heat leak coverage, according to the Division of Insurance, but it is rarely automatic.

Frequently asked questions
How should I set coverage on a Sherborn estate with a barn?
Set the dwelling limit to the cost of rebuilding the main house with like materials, then schedule the barn, arena, guest house and other detached buildings at their own rebuild values. The Division of Insurance warns against using what you paid, the tax assessment or the mortgage balance as the guide.
Are horses covered if I only keep them for my family?
The animals themselves are still not covered on homeowners insurance. You need separate equine mortality or major medical for the horses. Family-only riding liability is often handled on the homeowners and umbrella forms, but confirm with the carrier; any boarding or paid lessons usually need a farm or equine liability policy.
Why does care, custody or control matter if I board horses?
A boarder’s horse is property belonging to someone else. If it is hurt or dies while in your barn, standard personal liability may not pay. Care, custody or control (sometimes called bailee) coverage is the piece that responds to that exposure.
Will insurance pay if my Sherborn well runs dry?
Usually not. Low yield or a dry well is treated as maintenance. Sudden water damage inside the house from a failed pipe or fixture is generally covered, and some carriers offer endorsements for sudden mechanical failure of equipment such as a well pump.
Is flood insurance needed near Farm Pond?
Homeowners policies exclude flood. Addresses near Farm Pond, the Charles River, Sewall Brook or mapped wetlands deserve a look, and lenders require flood insurance in mapped high-risk zones. We quote flood next to Chubb homeowners policies.
Who writes high-value home insurance in Sherborn?
Under about $2 million in rebuild cost, nearly all of our carriers can quote. Openly and National General extend to about $5 million. Cincinnati and Chubb both write homes at any dwelling limit, so we quote both.
Is there a Portsmouth Atlantic office in Sherborn?
No. We work with Sherborn clients by phone and email from our Portsmouth, NH office and are licensed in Massachusetts.
Do you charge any fees?
No. We do not charge fees.
