Lake Maspenock · Legacy Farms and Newer Custom Homes · Private Wells · Hopkinton Center Historic District · Hopkinton, MA
- Lake Maspenock (North Pond) is a 238-acre lake ringed with homes and docks, where old summer-camp lots are being rebuilt with larger year-round houses.
- The lake is lowered each winter for weed control, and many homeowners forms exclude ice and freeze damage to docks and piers, so shoreline structures and boats need their own review.
- Since the early 1990s Hopkinton has added cluster subdivisions and Legacy Farms, on former Weston Nurseries land. Newer, larger homes need a dwelling limit built on what was actually installed.
- A little over half the town drinks public water; the rest rely on private wells, and only about two in five properties are on town sewer.
- Under about $2 million in rebuild cost nearly all of our carriers can quote. Openly and National General reach about $5 million. Cincinnati and Chubb both write homes at any dwelling limit, so we quote both.
- No Hopkinton storefront: your agent works from our Portsmouth, NH office, compares 40+ carriers and charges no fees. Call (603) 431-4020.
Hopkinton sits less than 30 miles west of Boston, with the Turnpike and I-495 meeting on its northern edge, and it is known around the world as the town where the Boston Marathon begins. The town’s hazard mitigation plan puts its area at 27.88 square miles, and the Charles River starts here at Echo Lake. The Census Bureau estimated 19,866 residents on July 1, 2025. The 2025 town report counts 4,530 single-family homes and 1,413 condominium units. This page covers Hopkinton, Massachusetts, in Middlesex County; for the New Hampshire town, see our Hopkinton, NH high-value home insurance page.
Portsmouth Atlantic is a family-owned independent agency, founded in 2005 and licensed in 10 states, including Massachusetts. We are New Hampshire’s highest-rated agency on Google, with 1,000+ Google reviews and over 2,000 testimonials. Hopkinton homeowners work with one agent by phone, email or screen share; we put 40+ carriers side by side, and there are no fees. State-level rules are collected in our Massachusetts homeowners insurance guide.
How should a Lake Maspenock home be insured?
Most of Lake Maspenock lies in Hopkinton, though its dam is just over the line in Milford. The town’s Lakes & Dams page notes it is also known as North Pond, and the 2025 Phase I dam inspection describes a reservoir surrounded mostly by residential development with numerous docks. Hopkinton owns the 800-foot stone masonry and earthen dam, which is classified as a large, high-hazard-potential structure and was found in fair condition in 2025; the town has been carrying out repairs. That classification reflects what lies downstream in Milford and Upton, not risk to the houses on the shore.
The 2017 master plan explains the shoreline. The Residence Lake Front District has some of the highest density in town: lots created for summer camps have nearly all been converted to year-round homes, and many have been demolished and replaced with larger houses. That mix of old cottages and big new builds raises a few insurance questions:
- Docks, walls and boathouses. These are usually insured as other structures, so check the limit against what they would cost to replace. Standard homeowners forms commonly exclude damage to piers, docks and retaining walls from freezing, thawing or ice pressure.
- The winter drawdown. Per the 2025 town report, the lake is drawn down every winter as part of weed control. A lower lake can leave docks, lifts and shoreline structures exposed to ice; take dated photos of them each fall.
- Boats. Homeowners coverage for watercraft is narrow. Anything with a motor or real value belongs on a boat policy; we write boats with Progressive, Foremost Specialty and American Modern, among others.
- Swimmers and guests. Neighborhood kids on the swim float, paddleboards and summer parties add liability. An umbrella policy adds limits above home, auto and boat.
- Rebuilt cottages. If an old camp was replaced, tell us, so the new house is insured on its own construction.
The hazard plan also recalls a 2010 microburst near Lake Shore Drive and Sandy Beach that downed trees and four utility poles and cut power for a day or two. A tree on the house is generally a covered claim, and a sudden ice-dam leak is treated differently from a worn roof, as our snow and ice damage guide explains.
What should owners of newer and custom Hopkinton homes check?
Hopkinton’s master plan describes housing growth since the early 1990s that came mostly in subdivisions, many built as clusters around permanently protected open space. About two-thirds of the town is zoned Agricultural, a large-lot district with a 60,000-square-foot minimum. The biggest single project is Legacy Farms, roughly 733 acres of former Weston Nurseries land, planned for up to 1,120 homes with at least 500 acres kept as open land. The 2025 town report lists ongoing building at The Trails at Legacy Farms, Whisper Way, Connelly Farms, Turkey Ridge and Newbury Glen.
- Value what was built. Upgraded kitchens, finished lower levels, radiant floors and whole-house generators add rebuild cost. We start from a reconstruction estimate and revisit it after renovations.
- Moving from builder to owner. A house under construction belongs on builder’s risk coverage; our guide to insuring new construction homes explains the hand-off to a homeowners policy at closing or occupancy.
- Condos and townhomes. Condominium owners need an HO-6 policy. Read the master deed and association policy to see where its coverage stops, then insure the interior, improvements and loss assessment to match.
How do wells, sewer and brush fires affect a Hopkinton policy?
Often, yes. According to the town’s water supply FAQ, the public system serves about 12,000 people, over half of the population, and the rest use private wells; the town is also studying a connection to the MWRA. The 2025 town report says about two-thirds of Hopkinton is served by municipal water and about two in five properties by municipal sewer.
- Well and septic equipment. Wear, corrosion and a pump that simply quits are maintenance, not a claim. Some carriers offer equipment breakdown or service line endorsements that reach pumps and buried lines.
- Water backup. Sewer homes can back up through floor drains, and well homes rely on a sump pump that stops in an outage. Either way, size a backup endorsement to the finished basement; our sewer and water backup explainer covers limits.
- Fire protection. The town report counts 864 hydrants on 76 miles of water main. Underwriters ask how far a house sits from the nearest hydrant and fire station, so have that ready for a rural lot.
- Brush fires. The hazard plan counts 15 to 20 brush fires a year, mostly small, and names Hopkinton State Park (about 1,500 acres), Peppercorn Hill, Saddle Hill and the highway corridors as the likeliest spots. Fire is a covered peril; keep brush and firewood away from a house that backs onto woods.
How do Hopkinton’s historic districts and demolition delay affect a rebuild?
The 2017 master plan put roughly one Hopkinton home in four at more than 50 years old, from 18th-century houses and brick Federal-period homes to the gable-front Greek Revival and Italianate houses of the mid-1800s, and even granite buildings on East Main Street. Three local districts, adopted under the historic district bylaw, review exterior changes:
- Hopkinton Center Historic District (1979), around the Town Common and Main Street; its commission issues certificates for exterior work.
- Aaron & Lucy Claflin House Historic District at 76 Main Street, created in 2019.
- Woodville Historic District, which has its own seven-member commission.
Outside those districts, the demolition delay bylaw applies to structures 75 or more years old. If the Historical Commission finds one is a preferably preserved significant structure, no demolition permit can issue for 18 months while alternatives are explored. After a major fire, that can push back a replacement house. Carry loss-of-use coverage sized for a review period plus construction, and ordinance or law coverage for code upgrades; our historic home insurance guide explains functional versus in-kind rebuilding.
Where does Hopkinton flood?
Mapped flood zones hug the lakes, ponds and brooks, but the hazard plan blames many frequent problems on culverts, small dams and drain pipes that cannot move water fast enough. The planning team listed a low area off Cranberry Lane and the North Hill neighborhood, where 30 to 40 homes were affected by flooding tied to beaver activity in 2014, and Alprilla Farm Road, where houses on both sides of the road flooded in the Mother’s Day 2005 storm below Blood’s Pond. The town has since assessed culverts under a FEMA resilience grant.
- Flood needs its own policy. Look up the address on the FEMA Flood Map Service Center, and quote flood for any home near a brook, a beaver-prone wetland or the lake. New NFIP policies we write go through Selective, and we quote flood alongside every Chubb home policy.
- Basements. FEMA limits what flood insurance covers below ground level, so a finished lower level and stored contents may need more. Our flood insurance page has details.
Does Marathon Monday raise any insurance questions?
A few, mostly about guests and money. On race day the town closes Main, Ash, Park and Hayden Rowe Streets near the start line at 6:30 a.m. and blocks roads into downtown from 7:00 a.m., per its Boston Marathon page. Personal liability on a homeowners policy generally responds when a social guest is hurt at your house, and an umbrella adds another layer. Money changes the picture: charging for parking, a hospitality tent or a short-term rental can be treated as a business or rental activity, which many homeowners forms limit or exclude. Call us before you agree to it.
Which carriers fit Hopkinton homes at different rebuild values?
A 1990s cluster-subdivision colonial and a new Lake Maspenock house rarely land with the same company. With a rebuild estimate under about $2 million, most of the 40+ carriers we represent can quote. As the number climbs, Openly (we hold a Massachusetts appointment) and National General stay in up to about $5 million. Cincinnati and Chubb both write homes at any dwelling limit, so we quote both. In Massachusetts, we place Chubb on high-value homes. See our Cincinnati Insurance review and Chubb insurance review. If you have a loss, we help you report it and follow up until it is resolved.
Which other policies do Hopkinton families often need?
- Umbrella. Teen drivers, a pool, a dock and a busy calendar of guests add up. An umbrella sits over home, auto and boat.
- Collector cars. A classic kept in the garage usually belongs on a collector car policy.

Frequently asked questions
Is my Lake Maspenock dock covered by homeowners insurance?
Usually as an other structure, up to that limit, for covered perils such as wind or a falling tree. Many standard forms exclude damage to docks and piers from freezing, thawing or ice pressure, so ask how your policy handles it and photograph the dock each fall.
Do I need a separate policy for my boat on the lake?
For anything beyond a canoe or small sailboat, usually yes. Homeowners coverage for watercraft is narrow; a boat policy covers the boat and liability on the water.
I bought a condo or townhouse in Hopkinton. What policy do I need?
A condo (HO-6) policy. Read the master deed and association policy to see where the building coverage ends, then insure your interior, improvements, belongings, liability and loss assessment.
Does my private well affect my homeowners insurance?
It can. Wear and pump failure are not covered, but equipment breakdown or service line endorsements can help, and a generator keeps the sump and well pump running in an outage.
How does Hopkinton’s demolition delay affect a rebuild after a fire?
If the house is 75 or more years old and the Historical Commission finds it preferably preserved, a demolition permit can be delayed for up to 18 months. Size loss-of-use and ordinance or law coverage with that time in mind.
Can I rent my driveway or home on Marathon Monday?
Talk to us first. Charging for parking or renting the house can count as business or rental activity, which many homeowners forms limit or exclude. Having friends over, with no money changing hands, falls under ordinary personal liability.
Who writes high-value home insurance in Hopkinton?
It depends on rebuild cost. Most of our carriers compete below about $2 million, and Openly and National General reach about $5 million. Cincinnati and Chubb both write homes at any dwelling limit, so we quote both.
Does Portsmouth Atlantic have a Hopkinton location, and are there fees?
There is no Hopkinton location. Your policy is handled from our Portsmouth, NH office by phone and email, and we charge no fees for quoting or servicing it.
