Who insures high-value homes in Wellesley? High-value carriers such as Chubb and Cincinnati write Wellesley homes at any dwelling limit, alongside other carriers suited to larger and newly built homes. As an independent agency with 40+ carriers, Portsmouth Atlantic Insurance compares those options side by side, sets the dwelling limit from a rebuild estimate, and quotes umbrella, valuables and water backup coverage with the home policy.

Key takeaways
  • Many Wellesley homes are either newly built or heavily renovated. The policy has to keep up: tell your agent when a project finishes so the dwelling limit matches the finished house.
  • Who insures a teardown and rebuild changes during the project. A homeowners policy, a vacancy or renovation policy and builder’s risk each have a role, and gaps tend to appear at the hand-offs.
  • Finished basements are common, and water backing up through drains is excluded unless you add an endorsement. On a high-value home, the endorsement limit deserves a hard look.
  • Large House Review, demolition review and the Cottage Street Historic District can all affect how and how fast a home is rebuilt after a major loss.
  • Openly and National General can fit homes up to about $5 million. Cincinnati and Chubb both write homes at any dwelling limit, so we quote both.
  • We compare 40+ carriers, charge no fees and work from our Portsmouth, NH office. Call (603) 431-4020.

Wellesley is more suburban than its western neighbors: smaller lots, sidewalks, village centers and walkable streets around the Square, the Hills and the Farms. What sets the housing apart is how much of it is new or nearly new. Older capes and ranches have been replaced with large custom homes, and many classic colonials and Victorians have been gutted and expanded. The town has adopted Large House Review and demolition review rules in response. For insurance, that churn means your coverage is only as good as the last time someone updated it.

Our Massachusetts homeowners insurance guide covers the basics that apply statewide.

How should a newly built Wellesley home be insured?

A new custom home is often easier to insure than an antique, because carriers like new roofs, wiring, plumbing and code-compliant construction. The risk is underinsurance. Builders’ contract amounts, appraisals and early estimates often understate what it would cost to rebuild the finished house after a total loss, once you count:

  • Interior finishes. Custom cabinetry, stone counters, imported tile, paneled rooms, built-ins and specialty lighting.
  • Systems. Radiant heat, geothermal or multi-zone HVAC, whole-house generators, smart-home wiring and integrated audio.
  • Lower levels. Finished basements with gyms, theaters, wine storage and guest suites.
  • Site work. Retaining walls, patios, pools and landscaping that a basic estimate may skip.

The Massachusetts Division of Insurance encourages homeowners to review the full cost of rebuilding each year before renewal, including renovations and additions (Mass. DOI). Extended or guaranteed replacement cost options add a cushion above the dwelling limit if costs spike after a regional event. Our guide to homeowners insurance for new construction homes walks through the first-year details.

Who insures a Wellesley teardown or major renovation while work is underway?

This is where we see the most confusion. During a project, three different coverages can be in play:

  • Builder’s risk. Covers the structure under construction, materials on site and sometimes soft costs. Who buys it, you or the builder, should be spelled out in your contract. Here is how builder’s risk insurance works.
  • Your homeowners policy. If you stay in the house during a renovation, your existing policy usually continues, but tell your carrier about the scope. A gut renovation can change how the carrier views the home.
  • Vacancy and renovation coverage. If you move out, many homeowners forms restrict coverage after a period of vacancy. The Division of Insurance lists a home left vacant for more than 60 consecutive days as an example of a physical change that can affect coverage.

We also ask for the contractor’s certificate of insurance showing their general liability coverage. When the project wraps up, we update the dwelling limit to reflect the finished house, not the one you started with.

Can town review rules affect a rebuild after a fire?

They can affect the timeline. According to the town’s Neighborhood Preservation page, a new home or addition above the size threshold for its zoning district must complete Large House Review before a building permit is issued. Wellesley also has a Historic Preservation Demolition Review Bylaw. And the Cottage Street Historic District, created in 1980 just outside Wellesley Square, along with several single-building districts, requires Historic District Commission approval for exterior changes.

If your home falls under any of these, a rebuild after a major loss may take longer than a straightforward permit, and the design may need approval. That makes two coverages worth checking: loss of use, which pays for temporary housing while you are out of the home, and ordinance or law coverage, which helps with the added cost of meeting current codes. Owners of older Wellesley homes can learn more in our historic home insurance guide.

Is sewer or drain backup covered in a Wellesley finished basement?

Not by default. The Division of Insurance says standard homeowners policies do not cover water damage from sewer backup, though most insurers offer an endorsement (Mass. DOI homeowners FAQ). In a finished lower level with flooring, built-ins, a home theater and furniture, a low endorsement limit can run out fast. We look at the limit, the deductible and whether the endorsement also responds to sump pump overflow. Learn more about sewer backup insurance.

Flood from surface water is a different exclusion and needs a separate flood policy. Most Wellesley homes are not near large bodies of water, but homes on low ground near brooks, ponds or wetlands should check the FEMA flood map.

Which carriers write high-value homes in Wellesley?

For homes under about $2 million in rebuild cost, almost all of the 40+ carriers we represent are options. Openly, appointed with us in Massachusetts, and National General can fit homes up to about $5 million. Cincinnati and Chubb both write homes at any dwelling limit, so we quote both. In Massachusetts, we place Chubb on high-value homes. We quote flood alongside Chubb homeowners policies, and if you have a claim we help you see it through until it is resolved.

Each carrier has different strengths on forms, valuables and service, and the right one depends on the house and the family. If you also own a home on the coast, our guide to coastal Massachusetts high-value home insurance covers the wind and flood questions there.

What liability and valuables coverage do Wellesley families need?

  • Umbrella. Teen drivers, a pool, frequent entertaining and a high-profile job all raise the stakes on liability. An umbrella policy adds a layer above home and auto.
  • Valuables. Jewelry, watches, art and collections have low default limits. The Division of Insurance notes that scheduled coverage typically has no deductible; keep appraisals current.
  • Household employees. Nannies, housekeepers and contractors working at the home raise liability questions. Ask us how your policy treats them.
  • Winter water. Ice dams and frozen pipes cause many Massachusetts claims. Leak sensors and automatic water shutoff valves are worth installing in a large home.

Frequently asked questions

How much dwelling coverage does a new Wellesley home need?

Enough to rebuild the finished house with similar materials and quality, including interior finishes, systems, finished lower levels and site work. Construction contract amounts and appraisals often understate this, so review the limit when the project is complete and every year at renewal.

Who insures my house while it is being torn down and rebuilt?

Usually a builder’s risk policy covers the structure under construction, and your contract should say who buys it. If you move out of an existing home during a renovation, ask about vacancy restrictions on your homeowners policy.

Is sewer backup covered in Wellesley?

Not on a standard homeowners policy. The Massachusetts Division of Insurance says most insurers offer a sewer backup endorsement. Choose a limit that fits the finishes in your basement.

Does Large House Review affect my insurance?

It does not change what your policy covers, but if your home would need to go through Large House Review or historic review to be rebuilt, the rebuild may take longer. Review your loss of use and ordinance or law coverage.

Which insurance companies write high-value homes in Wellesley?

Almost all of our carriers can write a home under about $2 million in rebuild cost. Openly and National General can go to about $5 million. Cincinnati and Chubb both write homes at any dwelling limit, so we quote both.

Do you have an office in Wellesley?

No. We serve Wellesley homeowners by phone and email from our Portsmouth, NH office. We are licensed in Massachusetts.

Do you charge fees?

No. We do not charge fees.
