Key takeaways
  • Kennebunk and Kennebunkport sit on either side of the Kennebunk River in York County. Oceanfront homes near the beaches, Cape Porpoise and Goose Rocks are underwritten differently from in-town and inland houses.
  • Maine allows insurers to use a hurricane deductible that applies only during a National Weather Service hurricane warning period for your area. Ask whether your policy has one and how it is figured before storm season.
  • Homeowners insurance does not cover flood. We place NFIP new business through Selective and compare private flood for higher limits or different terms.
  • Seasonal homes, summer rentals and older historic houses each need the right occupancy wording and coverage form.
  • We are an independent agency based in Portsmouth, NH, licensed in Maine, comparing 40+ carriers with no fees of any kind.

Kennebunk and Kennebunkport are two of the best-known towns on the southern Maine coast. Between them you find oceanfront and beach-road houses, historic captains’ homes near the villages, summer cottages that sit closed all winter, and newer year-round homes inland. That mix is why homeowners insurance here is not one product. A house facing open water near Cape Porpoise is a different risk from a colonial a few streets back from the river, and both differ from a wooded lot west of Route 1 with a well and septic.

Portsmouth Atlantic Insurance is a family-owned independent agency founded in 2005 and licensed in 10 states, including Maine. We are New Hampshire’s highest-rated agency on Google, with 1,000+ Google reviews and over 2,000 testimonials. Our nearest office is at 601 Islington Street in Portsmouth, NH, a short drive down I-95 from the Kennebunks, and we work with Kennebunk and Kennebunkport homeowners by phone, email and online. How do carriers look at a Kennebunk or Kennebunkport home?

Underwriters start with where the house sits and how it is built. Distance to the ocean, elevation, roof age and material, heating type, wiring and plumbing updates, and how many months a year the home is occupied all shape which companies will write it and what the policy looks like.

  • Oceanfront and beach roads. Homes near Kennebunk Beach, Gooch’s Beach, Goose Rocks Beach and the rocky shore toward Cape Porpoise get the most attention for wind, salt exposure and flood. Fewer carriers compete for these addresses, and the ones that do look closely at roofs, windows and foundations.
  • Village and historic homes. Older homes near Dock Square, the Lower Village and Kennebunk’s historic districts can cost more to rebuild than their size suggests because of plaster, trim, slate and period details. Ordinance-or-law coverage matters when code upgrades are required after a loss.
  • Inland and newer homes. West of Route 1 and toward the turnpike, houses look more like the rest of York County: larger lots, private wells and septic systems, and fewer coastal underwriting flags.

Rebuild cost—not what you paid or the assessed value—should drive your dwelling limit. Coastal real estate values in the Kennebunks can run well ahead of or behind the cost to rebuild, so we size Coverage A from construction details, not from the listing.

What does a Maine hurricane deductible mean for my policy?

Maine law directs the Superintendent of Insurance to set uniform standards for hurricane deductibles (24-A M.R.S. §3061). Under the Bureau of Insurance rule (Chapter 960, Section 4), an insurer that uses a hurricane deductible:

  • may apply it only from the time the National Weather Service issues a hurricane warning for a forecast zone that includes any part of your town until 24 hours after the last warning for that zone ends;
  • may apply it whether or not hurricane-force winds actually reach your property;
  • may apply it to losses caused by wind, precipitation or wind-driven objects during that period;
  • may express it as a flat dollar amount or as a share of the policy’s property coverage; and
  • if the policy also has a windstorm or named-storm deductible, may apply only the hurricane deductible to losses within its scope.

Outside a hurricane warning period, wind losses fall under your regular all-peril deductible or, on some coastal policies, a separate windstorm deductible. On a larger Kennebunkport home, a deductible figured as a share of Coverage A can be a meaningful number, so we translate it into real dollars when we compare policies. That way you can see what you would carry yourself after a named storm, not just a line on the declarations page.

What do Nor’easters and winter storms mean for Kennebunk homes?

On this stretch of coast the storms that cause the most claims are often Nor’easters and winter storms rather than hurricanes. They bring days of onshore wind, wind-driven rain, heavy snow and ice. A standard homeowners policy usually covers wind and falling-tree damage, but the details matter:

  • Roof settlement. Some policies settle older roofs at actual cash value rather than replacement cost. We check this before you bind.
  • Water backup. Water coming up through a drain or sump is excluded unless you add the endorsement. Many coastal basements need it.
  • Ice dams and frozen pipes. Interior water damage is often covered, but seasonal homes may have conditions about heat and water shut-off.
  • Trees, sheds and other structures. List detached garages, carriage houses and guest cottages at realistic values under other-structures coverage. Docks, piers and seawalls are often limited or excluded, so ask how a specific policy treats yours.

Do I need flood insurance in Kennebunk or Kennebunkport?

Homeowners insurance does not cover flood, including storm surge, tidal flooding and overland water. Low-lying addresses near the beaches, the Kennebunk River, the Mousam River, Cape Porpoise harbor and the marshes behind Goose Rocks can sit in FEMA high-risk zones. If you have a federally backed mortgage on a home in a high-risk zone, your lender will require flood insurance. Homes outside mapped zones can still flood.

We write NFIP policies, with new business placed through Selective as a Write Your Own carrier. NFIP building and contents coverage have federal limits, and there is usually a 30-day waiting period unless the purchase is tied to a loan closing. When a home needs higher limits or different terms, we also compare private flood options. Check any address on the FEMA Flood Map Service Center, and see our flood insurance page for how NFIP and private flood fit together. If you have an elevation certificate, send it with your quote request.

How should I insure a seasonal home or summer rental in the Kennebunks?

Many Kennebunk and Kennebunkport homes are occupied only part of the year or rented by the week in summer. Each use changes the insurance:

  • Seasonal homes. Carriers ask who checks the house, whether the heat is monitored and whether the water is shut off and drained in winter. Low-temperature and water-flow sensors help with both underwriting and real-world damage.
  • Summer rentals. Occasional rental may be allowed by endorsement. Frequent or year-round rental often calls for a landlord or dwelling policy. Guest injuries and damage are why liability limits matter here.
  • Vacant or between owners. A home that is empty during a sale or renovation may need a vacancy policy or endorsement.

Our second and seasonal home insurance page goes deeper on occupancy, winterization and rental questions. If you own a unit in a converted building or a cottage association, our Maine condex insurance guide explains how the master policy and your own policy fit together.

How do you shop a Kennebunk home with 40+ carriers?

As an independent agency we compare coverage forms, deductibles and endorsements side by side, not just premium. In Maine our carrier options include Hanover, Vermont Mutual, Cincinnati, Openly and National General, among others, with Chubb for high-value homes. Openly and National General can fit many larger homes. For the most valuable homes we lead with Cincinnati and can include Chubb when it fits. Hanover also offers group programs for some Maine teachers, nurses, first responders, military families and alumni groups; we confirm eligibility when we quote.

Which carrier fits depends on the address, the age and construction of the home, how it is heated, how it is used and what else you want to insure with it. We show you why two quotes that look similar can respond very differently after a coastal storm.

Should I add an umbrella policy to a coastal home?

A coastal house brings guests, visiting family and sometimes renters, and that means more liability exposure. Beach paths, decks, pools, docks and boats all raise the same question: are the liability limits on the house and the cars high enough? A personal umbrella sits on top of both. Learn more on our umbrella insurance page.

What should I send for a Kennebunk or Kennebunkport quote?

  • The property address and whether the home is primary, seasonal, rented or vacant
  • Year built, square footage, stories, and roof age and material
  • Heating type and fuel, plus updates to wiring and plumbing and any alarms, sensors or sprinklers
  • Your current declarations page and any elevation certificate
  • Closing date and lender name if you are buying

Frequently asked questions

Can a New Hampshire agency insure my Kennebunk or Kennebunkport home?

Yes. Portsmouth Atlantic Insurance is licensed in Maine and nine other states. Our nearest office is in Portsmouth, NH, and we handle Kennebunk and Kennebunkport homes by phone, email and online, with the same carriers and service we use on the New Hampshire Seacoast.

Is flood insurance required in Kennebunk or Kennebunkport?

It is required if the home is in a FEMA high-risk flood zone and you have a federally backed mortgage. It is optional elsewhere, but it is worth reviewing near the beaches, Cape Porpoise, Goose Rocks and the Kennebunk and Mousam rivers. Homeowners policies do not cover flood.

When does a hurricane deductible apply in Maine?

Under Maine Bureau of Insurance rules, a hurricane deductible can apply only from the time the National Weather Service issues a hurricane warning for a forecast zone that includes part of your town until 24 hours after the last warning ends. Your policy shows whether it has one and how it is figured.

Does homeowners insurance cover Nor’easter damage on the Kennebunk coast?

Usually it covers wind, falling trees and ice-dam water damage, subject to your deductible. Storm surge and tidal flooding are flood losses and need a separate flood policy.

Can I insure a Kennebunkport cottage I only use in summer?

Yes. Many carriers write seasonal homes. Expect questions about winterization, heat monitoring and who checks the house while you are away. Tell us how the home is really used so the policy matches.

What if I rent my Kennebunk home to summer guests?

Tell us before the first booking. A standard homeowners policy may limit or exclude rental use. Depending on how often you rent, you may need a landlord or dwelling policy, or a rental endorsement, plus higher liability limits.

Do you charge fees on homeowners insurance?

No. We do not charge fees of any kind on any policy we write.
