Key facts
- Newfound Lake covers about 4,451 acres and reaches about 183 feet deep, one of the deepest lakes in New Hampshire (Newfound Lake overview).
- The lake drains south through the Newfound River in Bristol, and its level is controlled by a dam operated by the NHDES Dam Bureau (Newfound Watershed Master Plan).
- Heavy rain can raise the lake roughly 14 inches for every inch of rainfall, faster than the dam can let it out (Newfound Conservation Alliance, Lake Level).
- Licensed in 10 states, so we can insure a primary home elsewhere along with the lake house.
Newfound Lake homes
Newfound is quieter than Winnipesaukee and Squam, with clear, deep water and a shoreline split among four towns. Bristol holds the southern end and the dam, and Wellington State Park sits on the western shore in Bristol. For larger homes in town, see Bristol high-value home insurance. Hebron sits at the northern end. Bridgewater runs along the eastern shore, and Alexandria along the western shore. Homes range from old family camps to large new year-round houses with views of Mount Cardigan.
Shorefront camps
Older camps enlarged over time. Limits often lag the true rebuild cost.
New lake houses
Large footprints and finished lower levels close to the water.
Docks and boathouses
Water levels change with the dam and with storms. Ice wording matters.
Hillside view homes
Steep drives, wells and propane. Fire response distance matters.
A lake that rises fast
Newfound’s watershed is steep and mostly forested, and runoff reaches the lake quickly. Heavy rain can raise the lake roughly 14 inches for every inch of rainfall, faster than the dam can release it (Newfound Conservation Alliance, Lake Level). For a homeowner, that means boathouses, docks and low basements can take on water during a big storm. Rising lake water is flood, and a homeowners policy will not pay for it. Check your address on the FEMA Flood Map Service Center, and if you are close to the water, compare NFIP flood with private flood from Neptune, Beyond Floods, Flow Flood, Aon Edge, CatCoverage and The Flood Insurance Agency.
Rebuilding on the shore
Newfound is a public lake, so most building within 250 feet of the shoreline needs a shoreland permit, with a 50-foot waterfront buffer (NHDES Protected Shoreland FAQ). Docks need separate state approval (NHDES waterfront development permits). An older camp close to the water may not be rebuilt in the same place. We look for extended replacement cost, ordinance or law coverage and enough additional living expense to cover a long permit and construction timeline.
Carriers we compare for Newfound homes
Around Newfound, many homes fall below the very top of the market, so the right fit is often a carrier that writes larger homes well without requiring a full private-client program. Hanover writes homes up to $2 million, Andover covers New Hampshire homes up to $1.5 million, and National General and Openly add options, with Openly writing up to $5 million in New Hampshire. The largest homes go to Cincinnati or Chubb.

Newfound Lake home insurance FAQs
Who insures homes on Newfound Lake?
Portsmouth Atlantic Insurance compares 40+ carriers for Newfound Lake homes in Bristol, Hebron, Bridgewater and Alexandria. For larger lake houses we look at Hanover (homes up to $2 million), Andover (New Hampshire homes up to $1.5 million), National General and Openly (up to $5 million in New Hampshire), with the largest going to Cincinnati or Chubb.
How fast can Newfound Lake rise?
Quickly. The Newfound Conservation Alliance notes that heavy rain can raise the lake roughly 14 inches for every inch of rainfall, faster than the dam can let it out. That rising water is flood, which homeowners policies exclude, so it is worth reviewing flood coverage for low lots, basements and boathouses.
Who controls the lake level?
The lake level is controlled mostly by a state-owned NHDES dam on West Shore Road in Bristol, where the Newfound River begins. Planned drawdowns and spring refill affect docks and shoreline structures, which is another reason to read how a policy treats ice and water damage to them.
Are docks and boathouses covered by my homeowners policy?
They usually fall under other structures, with a limit tied to the dwelling limit. A boathouse or long dock can be worth more, so we raise the limit or list it separately and check the ice-damage wording.
My Newfound home is a seasonal camp. What do carriers want?
They want to know the months it sits empty and how it is protected: low-temperature and leak alerts, an automatic water shutoff, a caretaker or neighbor who checks it, and whether it is winterized. Some carriers write seasonal homes only with the primary home.
