Key facts

  • Governors Island covers about 504 acres and is one of a handful of bridged islands on Lake Winnipesaukee; its homes are among the most valuable on the lake (Governors Island overview).
  • The bridge to Governors Island on Summit Avenue was built in 1981 and is about 169 feet long (Town of Gilford bridge RFP).
  • Welch Island, at 187 acres, is the largest of the unbridged Gilford islands, and some Gilford islands still have no electricity (Gilford Islands Association).
  • Shorefront building within 250 feet of the lake falls under the state’s protected shoreland rules (NHDES Protected Shoreland FAQ).
  • We don’t charge any fees.

Four kinds of Gilford home

Gilford has some of the most expensive real estate on Winnipesaukee, but it isn’t all one type. On Governors Island, many of the older summer cottages have been rebuilt into large year-round homes with stone breakwaters and deep docks. Along the mainland shore from Gilford Beach toward Glendale and the Alton line, lake houses range from expanded camps to new builds. Out on the unbridged islands are boat-access camps. And up the slopes toward Gunstock and the Belknap Range are view homes on long, steep driveways.

Governors Island

Bridged, so road access for fire trucks. Large rebuild costs and big water structures.

Mainland shorefront

Docks, boathouses and finished lower levels that face the lake.

Island camps

Boat or ice access only, sometimes no power. Heat and winter watch matter most.

Gunstock view homes

Steep drives, wells and winter access. Fire protection drives underwriting.

Bridged island, boat-access island or mainland: why it matters

The first thing a high-value carrier asks about a Gilford home is how a fire truck reaches it. A Governors Island house is reached over the town bridge, so the answers look much like a mainland lake house: how far to the station, how close the nearest hydrant or dry hydrant is, and whether the alarm is monitored. A camp on Welch, Timber or one of the smaller islands is different. Help comes by boat in summer and over the ice, if at all, in winter. Carriers that accept boat-access homes want monitored smoke and low-temperature alarms, a clear winter plan, and sometimes a sprinkler system.

Docks, breakwaters and the shore

Many Gilford shorefront lots have stone breakwaters, crib docks, boat lifts and boathouses. Those usually sit under other structures, which may be set at a share of the dwelling limit that is too low for a large water structure. We set that limit from a real figure and read how each carrier handles ice, waves and high water. New docks and breakwaters need state approval (NHDES waterfront development permits), and most building within 250 feet of the lake needs a shoreland permit (NHDES Protected Shoreland FAQ). A rebuild close to the water may cost more and take longer than the policy assumes, so we look for extended replacement cost, ordinance or law coverage and enough additional living expense.

Carriers we compare for Gilford homes

For most Gilford lake homes, the shortlist starts with the rebuild figure. Hanover writes homes up to $2 million and Andover covers New Hampshire homes up to $1.5 million. National General and Openly go higher, with Openly writing up to $5 million in New Hampshire. Cincinnati and Chubb take the largest estates; see our Chubb review. Flood is a separate policy, and we compare NFIP flood with private flood from Neptune, Beyond Floods, Flow Flood, Aon Edge, CatCoverage and The Flood Insurance Agency.

Boats, guests and summer rentals raise liability. We usually quote boat insurance and an umbrella policy with the house.

Gilford high-value home insurance FAQs

Which carriers write high-value homes in Gilford, NH?

It depends on the rebuild cost and the waterfront. Hanover writes homes up to $2 million, Andover covers New Hampshire homes up to $1.5 million, and National General and Openly add room above that, with Openly writing up to $5 million in New Hampshire. The largest Governors Island and shorefront estates usually go to Cincinnati or Chubb.

I own a home on Governors Island. Is it treated like an island home?

Usually not. Governors Island is reached by a town bridge, so fire and rescue can drive to the house. Carriers still ask about distance to the station, hydrants or water supply, and alarms, but the questions are closer to a mainland lake house than to a boat-access island.

Can you insure a camp on one of the Gilford islands with no road access?

Often, yes, with more underwriting. Some Gilford islands have no electricity, so carriers ask how the camp is heated, lit and watched, how far it is from help, and how it is closed for winter. A sprinkler, monitored alarm or caretaker can widen the options.

Are my dock, breakwater and boathouse covered?

They usually fall under other structures, with a limit tied to the dwelling limit. Large stone breakwaters, crib docks and boathouses can be worth more than the default, so we raise the limit or list them separately, and we check how each carrier treats ice damage.

Do I need flood insurance for a Gilford lakefront home?

Homeowners policies exclude flood, including high lake water. Check your address on the FEMA map and think about low basements and boathouses. We can quote NFIP flood and private flood from Neptune, Beyond Floods, Flow Flood, Aon Edge, CatCoverage and The Flood Insurance Agency.

Do you have an office in Gilford?

No. We serve Gilford by phone, email and video from our Portsmouth office. For larger homes, the carrier usually sends its own appraiser to the house.
