Meredith homes: the Neck, the islands, the smaller lakes and the village

Meredith’s high-value homes cluster in a few places. Meredith Neck, the long peninsula between Meredith Bay and the main lake, has deep-water lots with large docks and boathouses. Bear Island and Stonedam Island have boat-access homes. Lake Waukewan, Lake Wicwas and Pemigewasset Lake have quieter shorefront, often older camps rebuilt into year-round houses. And in and around Meredith Village are older homes within walking distance of the town docks.

Meredith Neck

Deep-water lots, big docks and boathouses. Rebuild cost is high.

Bear Island

Boat or ice access. Fire response and winter plans matter.

Waukewan and Wicwas

Rebuilt camps on smaller lakes. Limits often lag the true cost.

Village homes

Older systems near Meredith Bay. Updates widen carrier choice.

Seasonal homes becoming year-round

Meredith’s own plan describes its waterfront as shifting from seasonal to year-round use (Meredith Community Plan). That matters for insurance. A camp first insured as a summer place may now be a full-time house with radiant heat, finished lower levels and a generator, and a much higher rebuild cost. When a home changes use, we review the dwelling limit, the policy form and whether the carrier still fits. If the house is still empty for part of the winter, carriers want to know which months and how it is watched. Low-temperature alerts, leak sensors with an automatic shutoff and a caretaker help.

Water, flood and the shore

Flooding along lake shores and tributaries is one of the hazards Meredith plans for. Check your address on the FEMA Flood Map Service Center. High lake water is flood, which homeowners policies exclude, so waterfront owners should compare NFIP flood with private flood. Most building within 250 feet of a public lake needs a shoreland permit (NHDES Protected Shoreland FAQ), and docks need separate approval (NHDES waterfront development permits). We look for extended replacement cost, ordinance or law coverage and enough additional living expense for a long rebuild.

Carriers we compare in Meredith

Meredith lake houses often sit right at the line where one carrier stops and another starts. Hanover writes homes up to $2 million, Andover covers New Hampshire homes up to $1.5 million, and National General and Openly go further, with Openly writing up to $5 million in New Hampshire. Cincinnati and Chubb take the largest homes. We show you more than one option and explain what each one covers.

Meredith high-value home insurance FAQs

Which carriers write high-value homes in Meredith, NH?

We compare Hanover, which writes homes up to $2 million, Andover (New Hampshire homes up to $1.5 million), National General and Openly, which writes up to $5 million in New Hampshire. The largest Meredith Neck and Bear Island homes usually go to Cincinnati or Chubb.

I have a camp on Bear Island. Can it be insured?

Usually, yes, with more questions. Bear Island homes are reached by boat or over the ice, so carriers ask about fire response, heat, alarms and who checks the house in winter. A clear winter plan and monitoring help a lot.

My Meredith house is on Lake Waukewan or Wicwas, not Winnipesaukee. Does that change anything?

The questions are the same: rebuild cost, distance to the water, docks, flood and winter use. Smaller-lake homes are often older camps that were enlarged, so we pay close attention to whether the dwelling limit keeps up.

Most Meredith homes have private wells. Does that matter to carriers?

Carriers care less about the well itself than about the plumbing and the risk of water damage in an empty house. Low-temperature and leak sensors, an automatic shutoff and a generator help with both underwriting and preventing the claim.

Do I need flood insurance in Meredith?

Homeowners policies exclude flood. The town’s own plan names flooding along lake shores and tributaries as a primary concern, so waterfront owners should check the FEMA map and consider NFIP or private flood from Neptune, Beyond Floods, Flow Flood, Aon Edge, CatCoverage and The Flood Insurance Agency.

Do you have an office in Meredith?

No. We serve Meredith by phone, email and video from our Portsmouth office. For larger homes, the carrier usually sends its own appraiser.
