Key facts
- Lake Winnisquam covers about 4,214 acres, reaches 155 feet deep and is shared by Meredith, Laconia, Sanbornton, Belmont and Tilton (Lake Winnisquam overview).
- Water leaving Winnipesaukee passes through Paugus Bay and Opechee Bay before reaching Winnisquam (Lake Winnisquam overview).
- NHDES lowers Opechee and Winnisquam in the fall only every other year, for about two weeks; drawdowns are meant to cut winter ice damage to shoreline property (NHDES 2026 fall drawdown notice).
One city, three lakes and a lot of shoreline
Laconia is unusual for a Lakes Region city: it fronts Winnipesaukee to the north at The Weirs and Paugus Bay, wraps around Opechee Bay in the middle, and runs down to the eastern shore of Winnisquam. The high-value homes follow the water. On Paugus Bay and the Winnipesaukee side you find newer houses with deep docks and boat lifts next to older cottages near Weirs Beach. Around Opechee, lots are smaller and closer to town services. Across Winnisquam, the Belmont, Sanbornton and Tilton shores mix older lake camps with large year-round houses built more recently.
Paugus Bay and The Weirs
Winnipesaukee frontage, busy summer boat traffic and bigger water structures.
Opechee Bay
Smaller lots closer to town, with lower levels that sit near the water.
Winnisquam shore
Laconia, Belmont, Sanbornton and Tilton. Camps beside new builds.
Seasonal and rented
Empty months and rental guests. Carriers want to know how it is used.
Old lake camp or new build: why the rebuild figure drifts
A lot of Winnisquam and Opechee houses started as small summer camps and were added onto over the years: a winterized porch, a second story, a finished walkout facing the lake. The policy often grew more slowly than the house. When we review a Laconia home, we rebuild the figure from the current square footage, finishes and site, not from the last renewal. A camp close to the water may also face shoreland limits on how and where it can be rebuilt under the state protected shoreland rules, so we look for ordinance or law coverage and a generous extended replacement cost. A newer build has the opposite issue: custom millwork, radiant heat, standby generators and smart-home systems that a standard form may not value fully. Our replacement cost estimator gives a starting point.
Ice, freeze-ups and wind on the open water
Because the Opechee and Winnisquam drawdowns are short and come only every other year (NHDES 2026 fall drawdown notice), ice usually sets close to summer level. Shifting ice and spring ice-out can lift pilings, bend lifts and push crib docks off line, and open stretches of Winnisquam and Paugus Bay give winter wind room to build. Those losses sit in the part of a policy most owners never read. Ask how each carrier treats ice damage to docks, boathouses and retaining walls, and whether those structures carry their own limit. Inside the house, the bigger winter risk is a frozen pipe in an empty home. A burst line can run for days before anyone notices. Low-temperature and leak alerts, an automatic water shutoff, a backup generator and someone who checks the house on a schedule make the house easier to place and the loss far less likely. See our guide to snow and ice damage.
Seasonal homes and short-term rentals
Many Laconia lake homes are seasonal and sit empty from Columbus Day to Memorial Day. Carriers ask which months the house is vacant, whether it is winterized, and how it is monitored. Some write a seasonal home only with your primary home, which is one reason we can help with a main home elsewhere in our 10 licensed states. Renting adds another layer. A house you rent out needs coverage written for rental use. Summer weeks during Motorcycle Week or peak boating season bring guests who did not grow up on the lake, and many homeowners forms limit or exclude regular rental. We match the form to how you actually use the house, and we add or adjust liability for guests, docks and watercraft.
Carriers we compare for Laconia and Winnisquam homes
On a Laconia shortlist, Andover is a fit for New Hampshire homes up to $1.5 million and Hanover for homes up to $2 million. Openly reaches up to $5 million in New Hampshire, National General also fits larger homes, and Cincinnati and Chubb take the largest Paugus Bay, Winnipesaukee and Winnisquam houses; our Chubb review walks through one of those forms. Flood is always separate. We write NFIP flood through Selective and compare it with private flood from Aon Edge, CatCoverage, Neptune, The Flood Insurance Agency, Beyond Floods and Flow Flood. Check your lot on the FEMA Flood Map Service Center first.
Boats, guests and umbrella liability
A Laconia lake house rarely comes alone. There is often a boat at the dock, maybe personal watercraft and kayaks, and a summer full of visitors. A boat policy is separate from the house, and liability from the water can outrun the limit on a homeowners policy fast. For lake owners we usually quote boat and watercraft coverage and a personal umbrella policy at the same time as the house, so the limits line up.

Laconia high-value home insurance FAQs
Which carriers can insure a high-value home in Laconia or on Lake Winnisquam?
We start from the rebuild figure. For a Winnisquam or Opechee house below $1.5 million, Andover is often in the mix; Hanover goes up to $2 million, and Openly can reach $5 million here, with National General as another option at that level. For the biggest Paugus Bay, Winnipesaukee and Winnisquam houses we look to Cincinnati and Chubb, which write homes at any dwelling limit.
My house is on the Belmont, Sanbornton or Tilton side of Winnisquam. Can you still help?
Yes. Winnisquam is shared by Laconia, Belmont, Sanbornton, Tilton and Meredith, and the underwriting questions follow the lake, not the town line: how far the house sits from the water, what is on the shore, how it is heated and who looks after it in winter. Our Lake Winnisquam home insurance page covers the Sanbornton, Belmont and Tilton shores.
Winnisquam is only drawn down for about two weeks every other year. Why does that matter for my dock?
Because the ice forms close to summer level most winters, so it presses on docks, lifts and crib work where they stand. Many homeowners forms limit or exclude ice and wave damage to docks and shoreline structures, so we read that wording carefully and set a separate value for anything large on the shore.
I rent my Laconia lake house for part of the summer. Is that a problem?
It can be if the carrier does not know. Many homeowners forms limit or exclude regular short-term rental, so a rented house needs the right coverage. Tell us how many weeks you rent and through which platform, and we will match you with a carrier and form that expects it.
Does a home on Opechee Bay or Paugus Bay need flood insurance?
Not always, but it is worth checking. Water that rises over the shore is flood, and a homeowners policy will not pay for it. Look up your address on the FEMA map; if the lot is low or the lower level is finished, we can quote NFIP flood through Selective and private flood from Aon Edge, CatCoverage, Neptune, The Flood Insurance Agency, Beyond Floods and Flow Flood.
How do you work with Laconia homeowners?
We serve Laconia and the Winnisquam towns by phone, email and video from our Portsmouth office at 601 Islington St, Unit 206, Portsmouth, NH 03801. For larger homes, the carrier usually sends its own inspector to the property.
