Windham is one of southern New Hampshire’s most affluent towns, and much of its housing is new. Census estimates for 2020 to 2024 put the median home value at about $723,300 against roughly $402,500 for the state, and more than four in ten Windham homes report a yearly income of $200,000 or more (ACS B25077, B19001). The typical Windham home was built in 1996, and more than four in ten homes date from 2000 or later (B25034, B25035).
That changes what a high-value policy has to do. Instead of plaster and slate, the questions are about custom finishes, finished lower levels, big mechanical systems and lake frontage. We are a family-owned independent agency based on Islington Street in Portsmouth, and our Windham clients handle everything with us over the phone and by email. With 40+ carriers to shop, we can fit the policy to the house. Reach us at (603) 431-4020 or insure@portsmouthatlanticins.com.
Key takeaways
- Set the dwelling amount from a replacement cost estimate for your house, not what you paid or the assessment.
- Finished basements need water backup coverage sized to what is in them; flood is a separate policy.
- Homes on Cobbetts Pond and Canobie Lake need docks, boathouses and waterfront liability addressed, with boats on their own policy.
- Windham’s 2025 hazard plan lists seven road spots that flooded between 2019 and 2023 and a 46-acre fire on Castle Hill in 2006.
- Cincinnati and Chubb both write homes at any dwelling limit. Openly and National General also fit many larger homes.
Our clients have posted 1,000+ Google reviews and over 2,000 testimonials, and they have made us New Hampshire’s highest-rated agency on Google; the Portsmouth, NH listing by itself shows 592 Google reviews.
Windham homes in numbers
All of the figures below are Census Bureau survey estimates covering 2020 through 2024 (ACS 5-year).
- Population: about 16,040.
- Homes: about 5,590, and roughly nine in ten are single-family detached houses (B25024).
- Lived in by the people who own them: about 19 of every 20 occupied homes (B25003).
- Median home value: about $723,300; about one owner-occupied home in five is valued at $750,000 or more (B25075).
- Median year built: 1996. About 2,460 homes were built in 2000 or later, and about 335 date from before 1940.
- Homes reporting income of $200,000 or more: close to half.
A town full of newer, larger houses tends to have the same blind spots: dwelling limits that were set at purchase and never revisited, finished basements with little or no backup coverage, and liability limits that have not caught up with the pool, the lake or the newest driver in the house.
Rebuild cost on a newer custom house
Most high-value claims that go wrong start with the dwelling number. A 2000s colonial with a three-car garage, a finished walkout and a renovated kitchen can cost far more to rebuild than its age suggests. When we review a Windham house we look at:
- Square footage on every level, including finished basement and bonus rooms over the garage.
- Kitchen and bath quality, built-ins, stone and tile, and custom millwork.
- Systems: zoned heating and cooling, standby generators, solar, irrigation and smart-home equipment.
- Other structures: detached garages, barns, pool houses, sheds and fencing, each with its own limit.
- Extended replacement cost and ordinance or law coverage, so code upgrades during a rebuild are paid for.
If you are building new, a builders risk policy covers the house during construction, and the homeowners policy should be in place before you move in.
Finished basements, sump pumps and water
Many Windham houses have finished lower levels with media rooms, gyms, guest suites and offices. Water is the usual threat. Backup through drains and sump overflow is typically excluded unless you add water backup coverage, and the limit should match the finishes and contents below grade. Surface water that rises from outside is flood, which is only covered by a flood policy. A battery backup on the sump, a water sensor and an automatic shutoff valve all help, and carriers like to see them.
Cobbetts Pond, Canobie Lake and waterfront homes
Windham’s two big lakes shape the town. The town has adopted a Cobbetts Pond and Canobie Lake Watershed Protection Ordinance alongside its floodplain, aquifer and wetlands ordinances, which matters when you rebuild or expand near the water (Windham Hazard Mitigation Plan Update 2025). For insurance, waterfront homes raise a few extra points:
- Docks, boathouses, seawalls and lifts should be listed and covered at the right value.
- Guests swimming and boating increase liability exposure, which is where an umbrella earns its keep.
- Boats, pontoons and personal watercraft need their own boat policy.
- The hazard plan notes that access around Cobbetts Pond and Canobie Lake makes fire suppression difficult, so tell your carrier how far you are from a hydrant or cistern.
Storms, outages and the flood spots in town
The 2025 hazard plan ranks heavy snowstorms, blizzards and nor’easters as a high probability for Windham, and FEMA has declared 22 snowstorm-related emergencies for Rockingham County since 2000. Ice storms bring the risk of tree damage and long power outages, which in turn can mean frozen pipes in a large house. A standby generator and low-temperature alerts are worth discussing with us.
Flooding in Windham is mostly a road and low-spot problem rather than river flooding. Between 2019 and 2023 the town’s committee identified seven places where flooding occurred, including North Lowell Road north of Londonderry Road, Kendall Pond Road at Sirod Road, West Shore Road at Northland Road, Cobbetts Pond Road at Town Beach, Range Road at Locust Street and Old Mill Road. On July 2, 2023, about two inches of rain washed out the shoulder of Cobbetts Pond Road, partly because of an undersized culvert.
The plan reports 17 active NFIP flood policies in town as of 2023 and current FEMA flood maps dated May 17, 2005. Check your address on the FEMA Flood Map Service Center. New NFIP flood policies go through Selective, and private flood options include Neptune Flood and Flow Flood. NFIP policies generally have a 30-day waiting period before coverage starts (FloodSmart).
Wildfire risk is low but not zero. The plan points to the forested outer edges of town and records Windham’s largest fire as 46 acres on Castle Hill in 2006, with no structures affected. Keeping brush and firewood away from the house is the simple step.
Valuables, liability and everyone under your roof
Jewelry, watches, art and collections usually need to be scheduled to be fully covered, since a standard homeowners policy caps theft of items like jewelry. A personal umbrella extends liability above your home and auto policies. If you also have teen drivers or a vacation property, our home and auto page and second home page cover those pieces. Frequently asked questions
How is this different from your main Windham page?
Our Windham insurance agency page covers every kind of home and policy in town. This page is for the larger and more valuable houses, where the rebuild figure, water damage in finished space, lake frontage, valuables and liability limits need closer attention.
Which insurance companies do you use for high-value homes in Windham?
Cincinnati and Chubb both write homes at any dwelling limit, and they are usually where we start for Windham’s larger houses. Openly and National General fit many homes up to about $5 million. We work with 40+ carriers, so we pick based on the house, your other policies and what matters most to you.
My house was built in the 2000s. Why would it cost more to rebuild than I paid?
What you paid includes the land and reflects the market on the day you bought. A rebuild costs whatever labor and materials cost today, and custom kitchens, finished basements, stone, trim and modern systems all add up. We base the dwelling amount on a replacement cost estimate for your house and ask about extended replacement cost and ordinance or law coverage.
Is our finished basement covered if the sump pump fails?
Not automatically. Water that backs up through drains or overflows a sump is usually excluded unless you add water backup coverage, and the limit should fit what is down there. Rising surface water is flood, which needs a separate flood policy. Our sewer and water backup guide explains the difference.
We live on Cobbetts Pond. What should our policy include?
Make sure the dwelling figure reflects the lot and access, list the dock, boathouse and any other structures, and set liability high enough for guests swimming, boating and using the waterfront. Boats and personal watercraft need their own policy. Check your address on the FEMA flood map, too, since lots near the water may sit in or near a mapped zone.
Do I need an umbrella policy in Windham?
For most high-value homes, yes. A personal umbrella sits above your home and auto liability and helps if a serious injury claim exceeds those limits. Pools, waterfront, teen drivers and frequent guests all raise the stakes, and many Windham families have several of them.
What do you need to quote a Windham high-value home?
The address, year built, square footage, finishes, roof age, heating and generator details, a list of other structures, your current declarations pages and any jewelry, art or collections you want scheduled. Request a quote. There’s no obligation to buy. Send it through the form on this page, or call (603) 431-4020 and we will gather it with you.
