Windham grew quickly from a small farm town into a commuter town along I-93, and much of its housing was built in the last few decades. Newer colonials with finished basements, big rooflines and private wells, plus older camps converted to year-round homes on Cobbetts Pond, set the agenda for Windham homeowners insurance.

Portsmouth Atlantic Insurance is a family-owned independent agency founded in 2005 and licensed in 10 states. We compare home coverage from 40+ carriers, charge no agency fees, and work from our Portsmouth, NH office.

What Windham homeowners ask us about

Finished basements and water backup

A finished basement turns a sump pump failure into a large claim. Water backup is usually a separate, optional coverage with its own limit, so we check that it is on your quote and that the limit fits what is downstairs.

Cobbetts Pond and lakefront homes

Homes on Cobbetts Pond, Canobie Lake and the town’s smaller ponds can take on water in heavy rain or spring melt. Flood is excluded from homeowners policies, so check your address on the FEMA Flood Map Service Center. Docks and boathouses may need their own coverage, and a boat needs a boat policy.

Wells and big roofs

Many Windham homes are on private wells. A worn-out well pump is generally not covered, though some carriers offer equipment breakdown or service line endorsements. Large, complex roofs also form ice dams; interior water damage is usually covered, but ice removal generally is not.

Commuting and bundling

With so many residents driving I-93 into Massachusetts, auto coverage often goes hand in hand with the home policy. We compare bundles across 40+ carriers and add a personal umbrella when it makes sense.

Nearby towns

We also serve Bedford, Amherst, Hudson and other southern New Hampshire towns. See our New Hampshire insurance agency page.

Frequently asked questions

Is water backup covered on my Windham homeowners policy?

Usually only if you add water backup coverage, which has its own limit. With a finished basement, it is worth adding.

Do I need flood insurance on Cobbetts Pond?

Consider it. Homeowners policies exclude flood, and lakefront homes can flood in heavy rain or spring melt.

Is my well pump covered?

Generally not when it wears out. Some carriers offer equipment breakdown or service line endorsements that may help.

Which carriers do you use for Windham homes?

We compare coverage from 40+ carriers. For larger homes, Openly and National General write up to about $5 million. Cincinnati and Chubb both write homes at any dwelling limit, so we quote both.

Do you charge agency fees?

No. We do not charge agency fees on any policy, including home, auto, flood and umbrella.
