Key facts

  • Many Upper Valley homes are 18th- and 19th-century farmhouses on large tracts, with barns, ponds and long gravel drives.
  • Cornish and Plainfield were home to the Cornish Art Colony around Augustus Saint-Gaudens, whose estate is now a national park (Saint-Gaudens National Historical Park).
  • The Connecticut River and its tributaries bring flood exposure to valley-floor homes.
  • Antique farmhouses with wood heat, attached barns and long drives make up much of the region’s high-value housing.
  • Licensed in New Hampshire and Vermont, among 10 states.

The Upper Valley beyond Hanover

Our Hanover high-value page covers the town around Dartmouth. North and south of it, the Upper Valley is a different kind of place to insure. Lyme has its common and a long row of historic horse sheds behind the church. Orford’s Ridge is a line of Federal houses above the river. Cornish and Plainfield hold the estates and gardens of the old art colony. Enfield wraps around Mascoma Lake. Homes here tend to be older, farther from fire stations and spread across more land.

Antique farmhouses

Post-and-beam frames, attached barns and old chimneys. Rebuild cost and systems drive underwriting.

Estates and gardens

Art-colony houses and restored estates. Period finishes need a careful appraisal.

River and lake homes

Connecticut River frontage and Mascoma Lake. Flood is a separate policy.

Remote hill homes

Long drives, private wells, generators. Fire response distance matters.

Rural fire protection and winter

Volunteer departments, long driveways and few hydrants mean carriers look closely at fire protection. Monitored smoke and heat alarms, a generator, clear access for a fire truck and, where it exists, a dry hydrant or pond nearby all help. Winter adds ice dams on big roofs and freezing pipes in homes left empty for weeks. Low-temperature alerts and an automatic water shutoff are worth installing before you apply.

River flooding

Homes on the valley floor and along brooks can flood in spring melt or after heavy summer storms. Check your property on the FEMA Flood Map Service Center. A homeowners policy will not pay for flood. NFIP and private flood are both options, and private flood can sometimes offer higher building limits and additional living expense.

Carriers we compare in the Upper Valley

For an antique farmhouse, the right carrier is often the one most comfortable with the age, heat source and outbuildings. For a large newer home, it is the form that handles the rebuild figure best. In our lineup, Hanover can write up to $2 million, Andover fits New Hampshire homes up to $1.5 million, National General is an option, and Openly writes up to $5 million in New Hampshire. Cincinnati and Chubb take the largest homes. Across the river, see Vermont high-value home insurance.

Upper Valley high-value home insurance FAQs

Which carriers write high-value homes in the New Hampshire Upper Valley?

In the Upper Valley the deciding factors are often age, heat source and distance to a fire station. We compare Hanover (up to $2 million), Andover (New Hampshire homes up to $1.5 million), National General and Openly (up to $5 million in New Hampshire). The largest homes go to Cincinnati or Chubb.

I live in Etna. Should I read the Hanover page or this one?

Etna is a village of Hanover, so our Hanover high-value page applies to the town as a whole. This page focuses on the rural side of the region: hill farms, river frontage and antique homes in Lyme, Orford, Cornish, Plainfield and Enfield, including Etna’s back roads.

Does a home near the Connecticut River need flood insurance?

Check your address on the FEMA flood map. Homeowners policies exclude flood, and river and brook flooding is a real risk here. We can quote NFIP flood and private flood from Neptune, Beyond Floods, Flow Flood, Aon Edge, CatCoverage and The Flood Insurance Agency.

My farmhouse is heated with wood and has a barn. Can it still get a high-value policy?

Often, yes. Carriers want details on the stove or furnace, the chimney, the wiring and the barn’s use. Updated systems and documentation open up more options.

I own homes in New Hampshire and Vermont. Can one agency handle both?

Yes. We are licensed in 10 states, including New Hampshire and Vermont, and can coordinate both homes, the cars and an umbrella over all of it.

Do you have an office in the Upper Valley?

No. We work with Upper Valley owners by phone, email and video from our Portsmouth office, with carrier appraisers visiting larger homes when needed.
