Key takeaways
  • A standard homeowners policy may exclude or limit losses when you rent to paying guests. Disclose the rental before your first booking.
  • The main options are a homeowners policy with a home-sharing endorsement, a dwelling fire (DP-3) policy, or a specialty short-term rental policy. The right one depends on how often you rent and whether you live there.
  • Airbnb says AirCover for Hosts is not a substitute for personal insurance, and its Host damage protection terms say that part is not insurance.
  • Hampton’s Zoning Ordinance requires a Certificate of Rental Occupancy and an insurance policy that permits short-term rental. New Hampshire also requires a Meals and Rooms (Rentals) license.
  • We compare 40+ carriers for Hampton rentals, with no fees.

Hampton fills up every summer. A cottage off Ocean Boulevard can book solid from June through Labor Day, and a condo near the beach can turn over every Saturday. Each is a short-term rental, and each can leave a gap if the insurance was written for a family living there full time. Whether you call it short-term rental insurance, Airbnb insurance in NH or vacation rental insurance near Hampton Beach, here is how it works and what the Town requires.

Does homeowners insurance cover short-term rentals in Hampton?

Usually not completely. Once paying guests come and go, many homeowners policies treat that as business activity. Depending on the wording, that can mean reduced or excluded coverage for guest damage, theft by a guest, guest injuries or lost rental income. Some policies tolerate an occasional rental. Others exclude it.

The bigger risk is a carrier that never knew about the rental. If the application described a primary residence and the home is booked most of the summer, a claim can become a dispute over how the home was used. Tell your agent before you list. If the house is your primary residence, our page on homeowners insurance in Hampton, NH covers the rest of the policy.

Which policy fits a Hampton short-term rental?

There are three common ways to insure a home you rent by the night or week. Availability depends on the carrier and the property.

Homeowners policy with a home-sharing endorsement

If you live in the home and rent it occasionally, some carriers will keep it on a homeowners policy (often an HO-3) and add a home-sharing endorsement. These endorsements typically restore some property and liability coverage during rentals, but often limit how many days or bookings qualify.

Dwelling fire (DP-3) policy

A dwelling fire policy, often written on a DP-3 form, is the usual choice for a home the owner does not live in, such as a year-round rental or a second home rented to others. It insures the building and can include loss of rental income and liability. Some carriers write DP-3 only for long-term tenants, so the rental pattern has to be disclosed. Our post on dwelling fire vs homeowners insurance explains the difference in more detail.

Specialty short-term rental policy

Some policies are built specifically for vacation rentals with frequent guest turnover, combining building, furnishings, liability and loss of rental income. Terms and eligibility vary widely. If you need landlord insurance in Hampton, NH for an annual lease, our landlord insurance page is the better starting point.

Is Airbnb’s AirCover a substitute for short-term rental insurance?

No, and Airbnb says so itself. According to Airbnb’s AirCover for Hosts page, the program includes guest identity verification, reservation screening, $3 million in Host damage protection, $1 million in Host liability insurance and a 24-hour safety line. The same page states that AirCover for Hosts is not a substitute for personal insurance.

The details matter. Airbnb’s Host Damage Protection Terms say that part of the program is a guarantee, not an insurance contract. It pays only if the responsible guest fails to pay, it applies only to Airbnb stays, and it excludes losses caused by weather events, wear and tear, mold and changes of temperature, among others. Other platforms run their own programs on their own terms. These programs can help, but they sit beside your own policy, not in place of it.

Who pays if a guest is hurt at your Hampton rental?

A fall on outdoor stairs, a slip on a wet deck after a beach day or a grill fire can all lead to a liability claim against the owner. Your policy needs liability coverage that applies while the home is rented, not just while your family is there. Ask how it treats amenities you offer, such as bikes, kayaks or a pool.

A personal umbrella adds liability limits above your home, rental and auto policies, but umbrella carriers want to know about every rental property. Our umbrella insurance page explains how the layers fit together.

Does short-term rental insurance cover lost rental income?

It can, if you buy it. Loss of rental income (sometimes called fair rental value or loss of rents) pays for the bookings you lose while the home is being repaired after a covered loss. In a beach town where most income lands in a few summer months, a kitchen fire in June can wipe out the season. Ask how the coverage is measured, how long it lasts, and whether it applies to nightly bookings.

What does the Town of Hampton require before you rent short-term?

Hampton regulates short-term rentals through its Zoning Ordinance. The ordinance defines a short-term rental as renting a dwelling unit for periods of less than 30 days, offered for rent for 15 or more days in a calendar year. Highlights from the current edition posted on the Town’s website:

  • A short-term rental may not be advertised, rented or operated without a Certificate of Rental Occupancy from the Building Department. The certificate requires renewal every 5 years.
  • Short-term rentals may be permitted in the Short-Term Rental Overlay District. Outside it, they may be considered by Special Exception from the Zoning Board of Adjustment.
  • Insurance: the dwelling must be covered at all times by an insurance policy that permits short-term rental, and the owner must submit a signed attestation to the Building Department.
  • The owner must register for the State meals and rooms tax. Other standards cover alarms, a fire extinguisher, occupancy limits, trash and parking.
  • On a lot with an accessory dwelling unit, neither unit may be used as a short-term rental.

Confirm current requirements with the Building Department before you list. The Town’s Building Department FAQ explains how to apply for a Certificate of Rental Occupancy online.

State tax. The New Hampshire Department of Revenue Administration says any advertisement for a short-term rental, including an online listing, must include the operator’s Meals and Rooms (Rentals) license number, and the license must be posted on the premises. Ask the DRA or your tax adviser how this applies to your listings.

How do summer-only rentals differ from year-round rentals?

Many Hampton cottages are seasonal by design. The Town’s Building Department FAQ says a seasonal Rental Certificate of Occupancy allows occupancy from May 15 to October 15 only, and converting a seasonal rental to year-round use requires bringing the property into compliance with the State Energy Code. A summer-only rental means heavy guest use for a few months and an empty house the rest of the year, and the policy has to match that calendar. If you mix owner stays with rentals, our page on secondary and seasonal home insurance is a useful companion.

Can you rent out a condo near Hampton Beach?

Hampton’s ordinance requires a provision allowing short-term rentals in the condominium declaration or bylaws, or written permission from the board of directors submitted to the Building Department. Many associations set minimum stays or ban short-term rentals outright, so read the documents before you buy.

Your HO-6 covers your unit, improvements, furnishings and liability, and it has to permit the rental use. Ask about loss assessment coverage too, since guest damage to common areas can lead to an assessment. Our New Hampshire condo insurance guide walks through the master policy questions.

Does flood insurance cover lost rent at a Hampton Beach rental?

Generally not. Homeowners and dwelling policies typically exclude flood, so a rental near the beach, the harbor or the marsh needs a separate flood policy. Even then, the National Flood Insurance Program does not replace rental income, and the loss of rents coverage on your property policy typically will not respond to a flood either. FloodSmart.gov lists financial losses caused by business interruption, as well as temporary housing during repairs, among the items NFIP policies do not cover. For zones, waiting periods and NFIP vs private flood, see our page on flood insurance in Hampton, NH.

What happens to coverage when the house sits empty in the off-season?

After the last summer guest leaves, many Hampton rentals sit empty until spring. Many property policies restrict coverage for certain losses, such as freezing, vandalism or water damage, if the home is vacant beyond a set period or if heat is not maintained. The wording varies, so read your vacancy and freezing conditions before you close up.

  • Keep the heat on at a steady temperature, or have the plumbing professionally drained and winterized.
  • Shut off the main water supply when nobody is there, and consider a low-temperature alarm.
  • Arrange checks after Nor’easters and cold snaps, since a frozen pipe can run for weeks before anyone notices.

How do we quote short-term rental insurance in Hampton?

We compare carriers willing to write the way you actually rent. We ask for:

  • The property address and whether you live there, use it seasonally, or rent it full time
  • Your rental calendar: how many nights or weeks a year, and which platforms you use
  • Your Certificate of Rental Occupancy status and any condo association rental rules
  • Your current declarations pages for the home, flood and any umbrella

We then compare policy forms, liability limits, loss of rental income and vacancy terms side by side.

Frequently asked questions

Does homeowners insurance cover Airbnb rentals in Hampton, NH?

Often not fully. Many homeowners policies exclude or limit coverage when a home is rented to paying guests, especially on a regular basis. Occasional rentals may fit a home-sharing endorsement; frequent nightly or weekly renting usually calls for a dwelling fire or specialty short-term rental policy.

Is AirCover enough insurance for a Hampton vacation rental?

Airbnb itself says AirCover for Hosts is not a substitute for personal insurance. Its Host damage protection terms say that part is not an insurance contract and exclude weather events and wear and tear, among other losses.

Do I need landlord insurance or short-term rental insurance?

It depends on how you rent. Annual or long-term leases usually fit a landlord (dwelling fire) policy. Some landlord policies will not cover nightly or weekly guests, so the policy has to be written for short-term use.

Does the Town of Hampton require insurance for short-term rentals?

Yes. Hampton’s Zoning Ordinance requires a short-term rental to be covered at all times by an insurance policy that permits such rental, and the owner must submit a signed attestation to the Building Department.

Does flood insurance pay for lost rent if a storm cancels bookings?

Not under the NFIP. FloodSmart.gov lists financial losses caused by business interruption as something NFIP policies do not cover. Loss of rental income on a property policy applies only to covered causes, and flood is typically excluded there too. Some private flood policies offer broader options, so ask.

Can I rent my Hampton Beach condo on Airbnb?

Check two things first. Hampton’s ordinance requires the condo declaration or bylaws to allow short-term rentals, or written permission from the board submitted to the Building Department. Your HO-6 also has to permit the rental use.

Do you charge fees for short-term rental insurance quotes?

No. We do not charge fees of any kind on any policy we write. We compare 40+ carriers for your rental.
