- Scituate’s shoreline is some of the most storm-exposed on the South Shore, and nor’easters cause most of its flooding, so carriers underwrite oceanfront and inland streets very differently.
- Flood is a separate policy. We quote NFIP through Selective and six private flood carriers for homes along the cliffs, beaches, harbor and North River.
- Many shoreline policies carry a separate named storm deductible. We show it in dollars, not just as a percentage.
- Portsmouth Atlantic is a family-owned independent agency, licensed in 10 states including Massachusetts, with no broker fees.
Insuring a house in Scituate starts with one question: how close is it to the water? A shingled cottage on the Glades, a raised home near Peggotty Beach, a Humarock beach house reached through Marshfield and a colonial on a quiet street near the Greenbush station all look different to an underwriter. Portsmouth Atlantic Insurance has been a family-owned independent agency since 2005, and we are licensed in Massachusetts. Instead of fitting your home into one company’s rules, we shop it across 40+ carriers and tell you which ones actually want to write your street. Where you live in Scituate changes the policy
Scituate was incorporated in 1636, and its coast runs from the rocky shore at Minot down past four bluffs, First Cliff through Fourth Cliff, to the mouth of the North River. The Town of Scituate notes that the town is vulnerable to flooding from high tides, storm surge, large waves and heavy rain, and that nor’easters cause most of it. That is why neighbors a short walk apart can get very different quotes.
- Oceanfront and the cliffs. Homes along Minot, the Glades, Egypt Beach, Peggotty Beach and the cliffs face the open ocean. Carriers focus on elevation, foundation type, roof age, distance to the water and past storm claims, and some limit how many policies they write this close to the coast.
- Scituate Harbor. The harbor village, watched over by Scituate Lighthouse on Cedar Point since 1811, mixes older homes, condos and businesses close to the waterfront. Low-lying streets near the harbor can see tidal flooding in strong storms.
- Humarock and Fourth Cliff. The Portland Gale of 1898 cut a new mouth for the North River between Third and Fourth Cliffs, and Humarock has been reached by road only through Marshfield ever since. Homes there sit between the ocean and the South River, so we check both flood exposure and access when we describe the property to carriers.
- Inland Scituate. Neighborhoods away from the coast, including much of the area around the Greenbush Line stations at Greenbush and North Scituate, carry less surge exposure. Wooded lots still bring tree and ice-storm risk that carriers ask about.
Flood coverage along the Scituate coast
A homeowners policy will not pay for rising water, whether it comes from a nor’easter pushing waves over a seawall or from the tide backing up into the marsh. Flood is its own policy. Your first step is checking your address on FEMA’s Flood Map Service Center; the town’s coastal management page walks through how to pull a flood map for your property. Lenders require flood insurance for federally backed mortgages in a special flood hazard area, but homes just outside the line can still take on water.
- NFIP through Selective. We write National Flood Insurance Program policies through Selective, a Write Your Own carrier. Coverage starts after a waiting period, generally 30 days for a new policy (see FloodSmart), so buy before storm season, not during it.
- Private flood. When an oceanfront home is worth more than the NFIP building limit, or you want coverage for things the NFIP leaves out, we compare Flow Flood, Neptune Flood, Beyond Floods, The Flood Insurance Agency, CatCoverage and Aon Edge. Whether each one will write a given address varies, especially in a VE zone.
- Elevation matters. If your home has been raised or has flood vents, an elevation certificate can make a real difference in how flood carriers rate it. Keep a copy with your insurance records.
Hurricane and named storm deductibles: know the dollar figure
Shoreline policies in Massachusetts commonly carry a separate hurricane or named storm deductible. The Massachusetts Division of Insurance puts the usual range at 1% to 5% of insured value. Because it is a percentage, the more your house is insured for, the larger the check you would write after a storm. When we present options, we convert each one to dollars so you can compare a lower premium against a bigger deductible, or the reverse. If no standard carrier will take an oceanfront house, the Massachusetts FAIR Plan is a last resort, and we will put it side by side with any private option.
Older and rebuilt homes
Scituate has antique homes around the harbor and along its older roads, plus many shoreline houses that have been rebuilt or raised after storms. Both raise the same question: is the dwelling limit high enough to rebuild to today’s code? For older homes we build the replacement estimate around restoration-quality work and add ordinance or law coverage. For raised or rebuilt homes we make sure the carrier knows about the new foundation, roof and systems, since those updates can help. More detail is in our guide to historic home insurance.
Larger Scituate homes
For larger homes, Openly and National General write up to about $5 million, Cincinnati is our go-to over about $3 million, and Chubb, which focuses on high-value homes, joins it above $5 million. These policies are designed for custom construction and tend to offer broader replacement cost terms, fewer sublimits and options for scheduling jewelry, art or wine. Which carrier fits depends on the home and on how close it is to the water. Our coastal Massachusetts high-value home insurance page explains more, and if Scituate is your summer place, see Massachusetts second home insurance.
Liability for boaters, commuters and beach-house hosts
A typical Scituate household might keep a boat on a harbor mooring, commute into Boston on the Greenbush Line and host family all summer. Some owners also rent a beach house for part of the year. Each one adds liability exposure. An umbrella policy adds an extra layer of liability protection over home, auto and boat. The underlying limits need to meet the umbrella carrier’s minimums, and that is easiest to manage when one agency handles all of them.
Serving Scituate from New Hampshire
We work with Massachusetts clients by phone, email and video from our Portsmouth, NH office. We also insure homes elsewhere on the South Shore, including Cohasset, Hingham, Hull, Duxbury and Plymouth. For statewide information, see Massachusetts homeowners insurance.

Scituate home insurance FAQs
Is my Scituate home in a flood zone?
It depends on the exact address. Scituate’s FEMA maps include VE zones along the open coast, where waves are a factor, and AE and AO zones in other low-lying areas, while much of the land inland sits outside the mapped special flood hazard area. We look up your address on FEMA’s Flood Map Service Center, then quote NFIP coverage through Selective or a private flood policy if it fits better.
Can I get homeowners insurance on an oceanfront house on the Glades, Peggotty Beach or Humarock?
Often, yes, but fewer carriers write right on the water, and they look hard at elevation, foundation, roof age and storm history. We shop the house across our carriers, and if no standard carrier will take it, we compare the Massachusetts FAIR Plan against any private option so you can see both.
Does homeowners insurance cover a nor’easter?
Wind damage from a nor’easter is generally covered by a homeowners policy, subject to your deductible. Water that rises from storm surge or the tide is flood, and that needs a separate flood policy. Some shoreline policies also carry a separate named storm deductible, so we show you both deductibles in dollars.
Humarock is only reachable through Marshfield. Does that affect my policy?
Underwriters look at the specific address, including access, distance to a fire station and hydrants, and exposure to wind and water. We describe your Humarock home accurately to each carrier so the quote reflects the real property, then compare the carriers willing to write it.
I commute on the Greenbush Line and keep a boat in Scituate Harbor. Can you package everything?
Yes. We can line up home, auto, boat and umbrella coverage so the liability limits match from one policy to the next, which is what an umbrella carrier usually requires.
