Hanover is a college town on the Connecticut River, across the bridge from Norwich, Vermont. Dartmouth shapes much of the housing market: older homes near campus, faculty and staff houses in the surrounding neighborhoods, and a steady rental market. Add Upper Valley winters and rural lots on the edges of town, and Hanover homeowners have a distinct set of insurance questions. For larger or custom homes, see our guide to high-value home insurance in Hanover, NH. For drivers, including Dartmouth families and Upper Valley commuters, see car insurance in Hanover, NH.

Portsmouth Atlantic Insurance is a family-owned independent agency founded in 2005 and licensed in 10 states. We compare home coverage from 40+ carriers, charge no agency fees, and work from our Portsmouth, NH office.

Homeowners insurance in Hanover

Older homes near campus

Many houses near downtown and the Dartmouth campus are a century old or more. Carriers ask about wiring, heating, plumbing and roof age, and restoring period details costs more than standard construction. We set the dwelling limit from a replacement-cost estimate rather than the sale price.

Renting to students and visiting faculty

If you rent your house while on sabbatical, or rent rooms or units to students, tell us. A standard homeowners policy may not fit; you may need a landlord policy, and tenants should carry renters insurance.

Upper Valley winters

Long, cold winters bring ice dams, frozen pipes and roof snow loads. Interior water damage from an ice dam is usually covered, but removing the ice generally is not. A low-temperature alarm helps if you travel during the winter.

Rural lots and the river

Outside the village, homes on wells, septic and long driveways face the same issues as other rural New Hampshire houses, including distance from a fire hydrant. Properties on low ground near the Connecticut River or its brooks should look at flood insurance; check your address on the FEMA Flood Map Service Center. For larger homes, Openly and National General write up to about $5 million. Cincinnati and Chubb both write homes at any dwelling limit, so we quote both.

We also insure homes in Keene and Wolfeboro. Just north on Route 10, our Lyme, NH page covers historic village houses, river farmhouses and gravel-road homes. See seasonal home insurance for second homes, and add a personal umbrella for more liability protection.

Frequently asked questions

I rent my Hanover house while on sabbatical. Am I still covered?

Tell us before you rent it. A homeowners policy may not cover a house rented to others, and a landlord policy may be needed for that period.

Is ice dam damage covered?

Interior water damage from an ice dam is usually covered. Removing the ice itself generally is not.

Do I need flood insurance in Hanover?

Consider it if your home is on low ground near the Connecticut River or a brook. Homeowners policies exclude flood.

Do you have an office in Hanover?

No. We work with Hanover clients by phone and email from our Portsmouth, NH office. Call (603) 431-4020 or email insure@portsmouthatlanticins.com.

Which carriers do you use for Hanover homes?

We compare coverage from 40+ carriers. For larger homes, Openly and National General write up to about $5 million. Cincinnati and Chubb both write homes at any dwelling limit, so we quote both.

Do you charge agency fees?

No. We do not charge agency fees on any policy, including home, auto, flood and umbrella.
